Legal action I can take against a client refusing to pay the invoice of provided services?

Q: I am owed payment for an invoice for services rendered but the client refuses to pay despite promising to do so. I have tried unsuccessfully for 9 months to get the payment. It is AED 35,000. I have an LPO and proof in writing from the client that he would pay. What are my next legal steps?

Q: Dear sir/madam, I want more explanation of clause 3 of article (9) of the Federal Decree-Law No.33 which states the following: If the worker wishes to move during the probationary period, to work for another employer in the State, he shall notify the original employer of the same in writing within not less than one month from the date of his wish to terminate the contract. then, the new employer shall compensate the original employer for the costs of recruitment or contracting with the worker, unless otherwise agreed upon. Can the developer rent a property after being purchased without the buyer's consent?

Q: I have signed a sale & purchase agreement for a ready-to-move-in property in Dubai, the full payment has already been made, but the developer did not submit for DLD registration as yet. How to implement a verbal agreement with a partner while he neglects it?

Q: Dear sir/madam, I have a free zone company based in Sharjah, holding 51% shares and acting as a director, manager, and shareholder/partner. My partner who is holding 49% shares of the company is on the company`s visa, as well as myself. When he bought the company shares from my previous partner, we had a verbal agreement that he will give cash to support the company, including paying for the renewal fees, etc, because I will be the only one running the company on daily basis. Now he is neglecting the agreement and always making excuses. The company renewal is due very soon. Am I protected on this case as it was only a verbal agreement (not a notarized agreement)? I do have WhatsApp messages that he agreed on giving some cash to the company (not in English though). What legal action can I take to push him to give the cash to support the company? Can the landlord send eviction notice to the tenanct in the middle of tenancy contract?

Q: I have been served an eviction notice to vacate my home rental within 12 months.The notice receive 2 months after I renewed my 12 months contract. Is this legal? My understanding is that the eviction notice should be served upon expiry of contract and not after contract renewal. Appreciate the advise as I wish to stay longer in the same property. Can the landlord vacate us from the office without notice after paying pending rent?

Q: Last year was very difficult for the business as we really feel the effect of pandemic. Everything else was suffering and there’s the delay in salaries and some payables in the company and that include that office rent. We were being charged of AED 60k for 1 year, payable in 12 installments. At first, we were okay and paying it on time, but later on, although we were paying, it is getting delayed due to delay of receivables as well and with low cashflow. Tenancy: July 2021 to July 19, 2022 Recently, the company started recovering so all the pending dues for the office rent were paid before the end of tenancy contract. However, the landlord kept saying that we need to vacate the office as we are delaying the payment last couple of months. NO notice from his side thru email, no agency involved. He plans to increase the rent, I asked him how much is it but still wants us to evict us. I have two days more until the end of tenancy, does the landlord have the right to evict us?
