Do I have to send an eviction notice to the tenant if the previous owner sent one already?
Q: Hi I am getting into an agreement to purchase an apartment. The owner has served the eviction notice via Dubai courts to the tenant. As per the court`s document, the tenant has to move out in May 2023. Is it safe for me to assume that tenant will have to automatically leave on this date? And if I go ahead with this purchase, do I need to do anything on my part to ensure the tenant is out on the given date?

Getting the money refunded from an immigration consultant
Q: Dear sir/madam, I applied for an immigration program to Canada known as a startup visa through a consultant in Dubai and paid AED 85,000. The consultant has not been able to get me the letter of support that is needed to apply for immigration to Canada in the time frame mentioned in the contract. When I ask for a refund, the consultant does not respond. The incubator from whom the consultant is supposed to get the letter of support has sent us a mail saying that the way the immigration consultant is operating is illegal. How can I get my money refunded?

Q: Dear sir/madam, What is the maximum time within which I can report bounced rental cheques? I waived penalties for my tenant for two bounced cheques and he`s now demanding a full refund of his security deposit when he is aware of the damages he did to my apartment and which I had to repair with all receipts.

The invoice submitted after an apartment eviction is not accepted. What can a tenant do?
Q: To whom this may concern, Recently, I have an issue with our agent when we left the property. We rented the property for two years and we gave the security deposit. We have moved out of the place because the agent increased the rent by more than the RERA calculation. Now, almost 1 month already had passed and we still have not received the security deposit. The agent gave us the invoice which includes; the A/C service of the apartment, and the supply and replacement of the water heater with pipes (plumbing work). All other costs are okay such as re-painting and replacing hinges. But the first two are unacceptable from my point of view. Are we allowed to submit a dispute with the landlord, if the agent will not give the security deposit back, should we file a complaint? Kindly need your expert advice! A bank increases the amount of installments of a loan without notification
Q: Dear Sir/Madam, Greetings! I am an ex-pat who took a personal loan from a bank in Abudhabi. I have 13 months of installments left. My bank changed my monthly installment amount last month without any notification. They charged me an additional amount of 1190 per month for the next 13 months. When I contacted the bank, they said these are your accrued interest amount as I took deferment during Covid period. When I asked them how much the interest would be before taking deferment, they didn’t give me a proper response. I initiated a query with customer care asking them to provide complete details about my accrued interest. They are ready to discuss only via phone & they can’t send any emails. The seller decides not to sell the property after signing the MOU. What to do?
Q: Dear sir/madam, I signed an MOU to purchase a property. The MOU was signed by the POA holder of the seller on hard paper. We have been following up with the seller agent and he was keeping us up to date for nearly a month that the NOC is in progress. Last week when the MOU period expired, the agent informed us that the POA issuer has decided not to sell as he has another offer. I asked the agent about the MOU and the agent said MOU has no value as it is on paper and not in the Dubai Rest application. Questions: Can I enforce a paper-based MOU (Form F)? Or due to new rules, it is no longer valid and we made a mistake? The MOU was for one month and it is about six weeks since we signed the MOU. Appreciate any advice!Oct 12, 2022

Q: Hello Dr. Rashid, I hope you`re doing well! I am interested in the contract review + legal advice service. I would like to have some advice/more details about "Compensation in lieu of notice" in accordance with the provision of Article 117 (1) of the Federal Law No. 8 of 1980 on Labour Relations that gives employees the ability to terminate the contract as long as they compensate the employer.
