What are the conditions for changing the terms of tenancy contract?
Q: Dear Legal Advice Lawyers, Currently, I rent an apartment in downtown Dubai. In a month I am going to renew my contract for the next year with the same landlord. I was just informed that the landlord would like to change some conditions/clauses in the new contract. Can the landlord change/introduce new conditions in the new contract if he did not give me a 3-month notice period or the same terms of my current contract should remain effective for the new contract? س: السلام عليكم أنا مواطن سوري من أصول تركية وجدي مسجل في السجل العثماني في سوريا ووالده وجد جدي موجودين في السجل العثماني، ولكن جد جدي غير معلوم من أي منطقة قبل قدومه إلى سوريا. هل أستطيع البحث في السجل العثماني في أنقرة والحصول على الجنسية التركية في حال إثبات نسب تركي؟ وما هو المطلوب لإثبات النسب التركي والحصول على الجنسية التركية؟ علماً أنني أستطيع الحصول على إثبات نسب عثماني يعود إلى ما قبل 1267 هجري بالمكان والتاريخ ومصدق من الخارجية السورية.

How to claim back money lent to a friend with WhatsApp as the only proof?
Q: My friend had borrowed AED 100k money from me, however, I don`t have any proof as he didn`t sign any documents and it was based on trust. استرداد المبلغ المدفوع عند عدم تسجيل العقار لصالح المستثمر
س: وقعت اتفاقية بيع وشراء قبل سنتين من الآن لوحدة سكنية مع أحد المطورين ودفعت ٣٠% من قيمة العقار على أن يُدفَع ما تبقى عن طريق البنك. تم استلام الوحدة وتأجيرها لكن حتى الآن لم يتم التسجيل المبدئي للوحدة لدى دائرة الأراضي والأملاك وعند مراجعة المطور لا توجد إجابة واضحة وفي إحدى المرات ذكروا أنه توجد مشكلة مع البنك بخصوص الوحدة الأمر الذي يحتاج مزيد من الوقت حتى يمكن التسجيل. سؤالي يتعلق بفرص استرداد المبلغ المدفوع في حال تم رفع دعوى في هذه الحالة.

How can I get my labor rights if I have to leave to my home country?
Q: My salary has been deducted by the management. I understand that I can complain to MoHRE and go to court but I know the process could take 6-18 months in court. My queries: 1) My visa and contract are expiring. Can I go back to India and continue the litigation? 2) For the bank accounts, if I have to close them, then how does the court ensure I get the payment? If I have to stay here and fight without a salary, I will incur huge expenses and stay in the country without a salary. I do not intend to stay in the country, so can I still file a case and come back on the dates of the hearing?

The tenant refuses to provide the new owner with the security deposit
Q: Hi, I recently purchased a property in Dubai Marina. The property was already rented when I purchased it. The tenant has given 6 cheques for the contracted period. After purchasing it, I asked the tenant to write the remaining three cheques for the security deposit, OCT-2021 and DEC-2021 in my name but he is refusing and asking me to settle it with the previous owner. But since the ownership has changed, the previous owner has no right to encash the cheques. I sent the tenant an email about the change of ownership and met with him in person also and asked for the cheques, but he refused to provide me the cheques. What are my options here? Kindly assist!
