A rented premises is sealed by the court. How can the landlord get it back?
Q: We have an enforcement order against our company due to a commercial case in Dubai courts filed by one of our creditors and the office is sealed by the court. The Ejari for the office has expired, in the meanwhile, the real estate is asking me to hand over the office or face another rental case as we are still liable for the rent. The civil case matter is involving a large sum of money which the company is not in a position to pay right now but does not want to be liable for another court case. Is there a way for the landlord to get their premises back? How long would the court keep the premises sealed until their next step?

How long before expiry should the notice for rent non-renewal be sent?
Q: I rented out my flat in Dubai in Jan 2021. I live outside of Dubai and have decided to sell my unit and had notified the tenant 5 months before the expiry of the contract that I`m not going to renew. The tenant has sent me an email stating that as per Dubai law, I have to give him a 12 months notice. This was not stated in the contract and the rental agent did not mention this to me. Is there any way I can end the tenancy on the date the contract expires (Jan 2022)?

How to convince the execution judge to put a travel ban on company manager?
Q: Is it possible to put a travel ban on the manager of a debtor company in a civil execution lawsuit? I asked for a travel ban on the manager of a company. The judge refused because the identity of the manager was not declared in the trade license (But it shows in the company MOA and some final verdicts issued by the court). I then filed a grievance against the execution decision. But the grievance verdict was that I cannot pursue a manager to pay unless I prove mistake, fraud or deception by the manager. So, is it still possible to put a travel ban or detention on the company manager due to the default of payment of the company, even without proving any mistake, fraud or deception of the manager? Ref Article 186 of Cabinet Decision No. 57 On The Implementing Regulation Of Federal Law No. (11) Of 1992 On The Civil Procedure Law. How to restructure a loan after salary deduction?
Q: Hi madam, My question is related to credit card non-payment. I have a credit card. There is an outstanding amount. I could not continue the payment. Last 4 months, I did not pay anything because my salary got reduced by 30% permanently. The bank kept on calling me to pay the amount.
