How to buy a property on mortgage when the owner is out of country
Q: Hi. I am going to buy a property in Dubai and entered an MOU. The owner is from Sudan living in Saudi. He is saying he will give a POA and I need to give the sale proceed cheque to the POA. However, the mortgage bank is not accepting to issue a cheque to POA and mentioning they will give cheque only to the owner`s name. Please advise

What to do when you default on financial liabilities of your company?
Q: I have an LLC company in Dubai mainland since March 2013, and I`m a 49% shareholder of the company. I have taken a loan from a bank in August 2019 and have paid 7/48 instalments to the bank. Then, I was unable to pay back due to the COVID-19 crisis. I have the following unpaid debts: 1. Business loan from a bank, outstanding about 300,000/- 2. Principle outstanding credit cards on personal name: A. 60,800/- B. 15,000/- C. 5,000/- Sum of 3 cards 80,800/- 3. I have unpaid rent of business office in Dubai amount 8000/- of period Sept 2020 - Dec 2020. The landlord refused to accept to take keys as the contract ends in December. He perhaps filed some case against me. Currently, I`m out of the UAE and would like to get a benefit from the law of bankruptcy/law of insolvency.

How to settle a salary transfer loan in court?
Q: I have just lost a job with three months of garden leave till 30th June 2021. The salary transfer loan amounts to AED 600,000 outstanding. There is of course a signed blank cheque given to the bank. What options do I have to settle the loan with the bank? My preference would be to go to court and fight against the bank to settle.

Cancellation of an off-plan property while an SPA is not signed and the project is completed
Q: I booked an off-payment plan in 2016 for a residential project in Dubai. As per the booking form, the expected completion date of the project was Dec 2017. The project was completed recently in Feb 2021. I paid 30%in installments and the remaining, 70%, is due for payment now at the time of handover. I only signed the booking form in 2016. Neither developer initiated the reservation agreement and SPA nor I approached the developer till 2019. I did not approach because I was not aware of any such documents. Due to significant project delays, I applied in Jan 2020 for a request of refund. Afterward, I continuously followed up for the whole year. Now, they sent me the final notice that the project is completed and if I do not pay the remaining amount within a month, then my unit will be canceled. I would like to ask: Based on the above facts, what are my legal rights to claim a refund or compensation as I don’t sign the SPA and I already paid 30% of the amount to the developer?

How to act against delay of hiring process and threatening to bear overstay penalty
Q: Hi, I am a female physiotherapist and I got a job offer from my facility on October 15th 2020, after which they delayed the medical licensing process until February. I got my licence activated under their facility on February 21st 2021 and again they delayed the joining process and they asked me to cancel my visa (spouse) on March 21st 2021. My grace period will expire tomorrow and they want me to take a visit visa now or they will cut the penalty from my future salary. What am I supposed to do? Also, I am not willing to pay a penalty as it`s not my fault and a visit visa can`t be taken as my husband has already lost his job. Please give me an advice.

Automatic cancellation of the visa for staying 6 months outside the UAE
Q: Dear Sir, I am working in one contracting company in Dubai and my visa expired last week. I returned back to Dubai last month only after spending 6 months in India.
