Q: Hi.
My daughter had stayed at an apartment 807, Marina Diamond 2 in Dubai from 1st May 2017 to 31st July 2018 on the lease of Mr Alex Hejazi's US national apartment.
The first contract was for one year and then extended for six months. The original contract had two months notice clause and renewed one with one month notice.
He was given a month's notice as per the tenancy agreement on 25th June 2018 by mail and over the phone and vacated on 31st July 2018. Returned to India on 8th August 2018.
The landlord is now not responding to mails or texts and has not returned any money. The dues are three months' rent and the security deposit total of AED 15600.
Now, she is back in India and cannot travel to lodge a case in RDC. How do I get back my hard-earned money without travelling to Dubai?

Q: I moved out of an apartment in Abu Dhabi on 5th of June 2017. The property management company issued me with a clearance certificate for the air conditioning with the intent of deducting the final amount owed from the security deposit.
It is almost two months later and they still have not refunded the balance of the security deposit. I have made repeated requests to get the money back but they are just wasting my time.
How can I proceed to get this money back? In my home country, we can go to a small claims court in which the defendant would be ordered to pay, plus pay the court fees.
I tried to find similar on the ADJD website but could not and as the amount is for 1300Dhs, I don't want to have to spend this filing a court case, if I am liable for the fees also.

Q: Good Day,
I would like to know, unfortunately, I had to cancel my tenancy contract before the expiry date, now my penalty was 2-month rent, which I accepted, but it then came to my knowledge that there was already new tenants lined up to move in 2 days after I have vacated.
They also want to give me back 200 AED of 3000 AED deposit, for damages which were already there when I moved in and notified them about, but the person I dealt with, is no longer with them, and they "can't find" the email I have sent to them.
What is the best way to go about this? I feel like they are completely taking advantage.

Q: Salam,
I have terminated my tenancy contract early on.
On the 4th month, I notified the landlord through his agent that I got released from duty and need to terminate the contract. I gave 2 months' notice (via email). I received verbal confirmation that I can vacate.
I received Clearance Certificate and handed the place over on time and in good condition. The only thing, I didn't pull out the balance cheques from the landlord.
1. The landlord didn't return the security deposit.
2. To my surprise, the landlord cashed the 3rd cheque.
3. The landlord still has the 4th cheque.
Being new in the UAE, what am I supposed to do?
How can I collect my money and stop the 4th cheque from being cashed out?

Q: Dear Community,
Seeking your support & guidance.
We recently vacated a flat in Sharjah & requested a NOC from the real estate for SEWA DC & claimed the 2k deposit.
Their engineer came & deliberately made a quotation of 3k claiming damages in the flat, which are absolutely false.
Where can I put up a complaint against the real estate for this false claim?

Q: Dear Lawyers,
I have served an eviction notice to my tenant, and he vacated the property 2 months before the eviction's maturity date, as the lease had expired.
I now wish to return his security deposit following his eviction, with the request that the tenant confirms that the lease agreement is canceled. However, he is unwilling to confirm this via e-mail.
Can I withhold the security deposit until he confirms via e-mail that he has officially vacated the apartment and that the lease is canceled with no future obligations between the landlord and tenant?
Can I ask him to return?
