I bought a tenanted property and the seller sent the tenant an eviction notice. Do I need to send again?

I am looking to purchase a tenanted property where the seller has already served a one-year eviction notice to the tenant.
I am purchasing it for personal use and want to move in as soon as the tenant leaves in March.
Is the seller's original eviction notice still valid after he sells it to me or do I have to serve a new eviction notice to the tenant?

You can benefit from the eviction notice sent by the previous landlord as long as it meets the required conditions.
Dubai's Rent Committee has ruled on this principle, which states that the current landlord inherits all rights and obligations, including the eviction notice, from the previous landlord.
Therefore, there is no need for you to send another eviction notice.
