Questions & Answers
Can I still send a notice for rent increase if I have already served an eviction notice?
Hi,
I gave my tenant a 1-year eviction notice 3 months ago. This is because my daughter will be moving into the unit.
The current tenant is paying 32K while the rent is now 65K. However, the rent renewal is coming up in 3 months.
Can I increase the rent in line with the rental increase or will this make the eviction notice invalid?

Dear landlord,
You can benefit from serving a notice to the tenant in both cases. You should send a notice of rent increase and take advantage of the three-month period.
Also, when the 12-month eviction period ends, you can also utilize it. Serving both notices does not have any impact on each other whatsoever.
Dear Client,
Thanks for your question, I hope you are doing well. I will definitely assist you in this matter.
As per the Dubai Land Department in many cases, issuing an eviction notice due to the owner's family member intending to move in is a valid reason for eviction.
As for rent increases, it is generally allowed for landlords to adjust the rent in line with the rental increase percentage set by the relevant authority.
In Dubai, for example, the Rental Increase Calculator determines the maximum rent increase percentage allowed.
