Article 16 of the law states "Unless otherwise agreed by the parties, the Landlord will, during the term of the Tenancy Contract, be responsible for the Real Property’ maintenance works and for repairing any defect or damage that may affect the Tenant’s intended use of the Real Property".
You can ask the Landlord to fix the same which he is obliged to. However, the Law does not state that you may terminate the lease under these conditions.
If you do not wish to renew the lease kindly follow the notice protocol for non-renewal.
