المسؤولية عن تكاليف صيانة العقار في نهاية عقد الإيجار
العزيز،
في العام الماضي، وتحديدًا في 28 سبتمبر 2017 ، قمنا باستئجار شقة في بر دبي. الشقة قديمة وحيث أننا كنا في عجلة من أمرنا أخذنا الشقة وبها أشياء معطلة.
باعتبارنا مستأجرين قمنا بالإصلاحات اللازمة (باب الحمام، خزائن المطبخ، سقف الحمام ... الخ). قررنا عدم تجديد العقد بسبب مشكلات الصيانة التي واجهناها.
الآن، يطلب منا وكيل شركة العقارات دفع تكاليف الصيانة التي كلفتني 3500 درهم إماراتي / (تغيير سقف المطبخ والحمام، تغيير السقف المسطح الكامل، تغيير الضوء، تغيير المفتاح، تغيير مروحة العادم في المطبخ، التنظيف، تغيير أنبوب الدش، إصلاح مفصلات الخزانة، جميع المواد).
هل نحن حقا بحاجة إلى دفع ثمن هذه الصيانة؟

Please note that by moving into the property and accepting its conditions, you indirectly confirm that everything is ok and in working conditions that is satisfactory to you.
You cannot come back and say today that it was not working. On your exit from the unit, the landlord has the right to fix at your cost everything that is not working to be able to re-rent the unit.
Which means, at the handover date you should have made a snag list with the landlord to make sure that what he lists for the maintenance is true. Otherwise, now you just have to pay as per his statement.
