Q: Dear Sir,
I need an advice on my three rental cheques of AED 4800 each, which bounced in Sharjah and the landlord has filed a complaint in Sharjah Police Station.
Alongside, the court has ordered to vacate the place. I have been jobless for the last 15 months and I have told the judge about my condition.
What do I have to do now? As per the new rule on cheque bounce, can I hire a lawyer and pay a fine for my bounced cheque and be released from the police station so that I can apply for a new job?
Please guide me.

Q: Hi sir,
I have a bounced cheque case in Alain. I was in Jail for 2 days and I paid 1000 fine. After that, the police said that they cleared the case.
But now, I got another issue that the court hearing is in Alain for the first instance on the oncoming days. I would like to ask you about this. If I didn’t attend or present that hearing day, any problem will be faced like a jail term or a travel ban? Any immigration problem will be there?
Please advise!

Asking the tenant to reissue the rental cheques because they got expired

Q: Hi,
I paid my rent in 4 cheques in the landlord's name and a 5th cheque as a rental fee to the agency.
The agency cheque was cashed straight away. The landlord only cashed the third and fourth rental cheques saying there were problems with his bank account.
He says he does not have the first and second cheques and never received them from the agency (the agency paid all the cheques to his bank directly).
The first two cheques had gone past 6 months and the bank no longer accepts them. I refused to issue the 2 replacement cheques unless I get the old ones back.
I have already left the property. What are the legal implications? Can he sue me for non-payment?
What do you recommend as a solution? I have photocopies of the 4 cheques (including the last 2 he cashed). The flat is in Dubai. It was a non-Rera registered agreement.

Paying the court registration fees upon losing an eviction case

Q: Dear sir/madam,
We lost an eviction case in Dubai and our landlord is asking for his court fees. These costs exceed the court registration fees by 3000AED (Typing fees, translation fees, etc.).
He is asking to pay him directly. We have already paid the rent and scheduled the move-out.
Do I need to pay for these fees?
Does he have to open an execution file to claim them?

Q: I'm facing a rental problem because I couldn't pay rent for nearly 2 years due to a lack of income and a bad credit score, which prevents me from getting any loans or credit.

Just at that time, the landlord filed a case against me in Sharjah. Now, what should I do?

Q: I am in a rental dispute with my landlord and last week the landlord told the judge he was willing to settle during the court session online, this week he is not replying to my emails to come up with a settlement plan.
Can I go to the RDC center this morning and come up with a payment plan directly with the Rental Dispute Centre?
We have another court session this afternoon at 4:00 PM and the judge has requested that we come up with a settlement plan before then.

My employer fired me under Article 44 for not showing up for work for 7 days in a row. But that’s not the case at all. I was sick and the management was aware and they let me go.
I went to another country to get treatment because it’s expensive in Dubai. My employer did not pay me my salary for the month I worked and fired me.
I have official sick leave from another country and there is correspondence where my employer sent me to another country for treatment.
The problem is that the employer says that he will take compensation for the training that was specified in the contract, but I did not undergo training at all; I immediately started work from the first day of work and there was no training.
Does my employer have the right to charge me such a fee and not pay my salary?

How to cancel the MoU to buy an apartment with the broker if the bank did not approve the loan? 0
Hi,
I have a situation where I signed an MoU and gave my security deposit to the seller's agent. However later, the bank valuation of the property is lower than the selling price.
On my MoU, it has a clause that “the buyer has a right to cancel/negotiate if the bank valuation is not the same as MoU.” I tried to negotiate, however, we didn't agree on the price so I asked to cancel.
Now the agent is threatening me that they will not cancel the MoU and that will deposit my cheque. Later I also came to know that the person I am dealing with is not the same person whose name is mentioned as a broker in the MoU.
The agent I am dealing with is constantly messaging me with threats. I decided not to speak to him and instead, I wrote an email to the broker whose name is mentioned on the MoU but received no response.
I am on a very tight timeline as I need to vacate my apartment in 3 weeks, I found another unit but I don't know if I can pursue this while the initial MoU still not canceled.
Please, I need advice.
