How to act with tenant who ignores the calls to renew expired tenancy contact?
Hi,
I am an apartment owner in Dubai and I agreed with the tenant by phone to renew the tenancy contract for another year.
Now the contract has expired and the tenant is not responding to emails and phones to sign the renewal of the contract.
I left a note on the apartment door but no reply. What can we do in such a case and where can we raise the dispute?

You have one of the two following options:
1. To claim for termination due to non-renewal and non-payment, with rent value till the evacuation date.
2. To claim that the renewal is performed automatically and collect the rent value.

Since you did not receive the termination notice as per the contract from the tenant, the contract has been renewed automatically.
So you are entitled to the pending rents and hence, you can ask for the payment of all the pending payments, or else you can file a complaint at Rental Dispute Center.
