Inability to get money back after receiving the final execution judgment

Q: I have 10 bounced cheques with me that I had received from a company for the supplies given to them.
I had filed a civil case against the company here in Abu Dhabi. The judgment came in favor of me that I should get the amount and later went for execution also.
I also received the judgment in my favor that I should receive the whole amount including court fees. After that, I put a travel ban, block in Muroor, bank, and an arrest warrant was applied also.
As of now, the procedures had completed a year and a half back, and still, when I enquire in the court, they tell me that there is no money and ask me to enquire in the CID department.
But several times I went to the CID department and they are telling me they are searching for the person.
The person is a local Arab and I heard that he is still here in Abu Dhabi. Is there anyone who can help me out in this case?

Can a law firm get the amount of a bounced cheque while the plaintiff is abroad

Q: I have a doubt about a civil case (cheque bounce). All procedures and court fees are paid.
I'm not in the UAE. The original cheque is with me. I wrote a power of attorney one year ago to a law firm. Without me, can anyone take the amount; e.g the law firm?

How long to wait for a pending civil case execution with an arrest order issued?

Q: Dear sir/madam,
My civil case execution has been pending for almost 2 years, and the AD court has issued an arrest order against the other party, but nothing has happened.
Can someone advise me on how long I have to wait?
The total amount to be recovered is around 240K AED.

A customer gave us a PDC cheque which bounced due to insufficient funds. The company is not reachable as their office is closed. What should our next step be?
If we file a cheque execution case and the owner is not in the country, what will be the outcome of the case and how can we recover the cheque amount?

Recovering funds from a bounced check issuer who is abroad but still receiving a salary in the UAE

Q: Hi,
I filed a case in the UAE over a bounced check for 100k AED. A judgment was issued against the check issuer, along with a travel ban.
The problem is, the person has already left the UAE but is still receiving a salary in the UAE, paid into the same bank account the check was issued from (20k per month).
Is there a way to deduct from their future income, or do I have to wait until they attempt to re-enter the country?

Can I hold the delivery of goods to a buyer outside the UAE if he defaulted on payment? 0
I, as a UAE-based Seller, entered a sales agreement with a KSA-based Buyer. The Buyer defaulted on the LC payment, breaching the contract.
The goods are stuck at the port as they need original documents, which I am holding to recover the outstanding balance.
They later made a partial payment but now threaten to cash the PBG (UAE bank) I provided if don't release the document.
The contract mandates DIAC arbitration but lacks a governing law clause. I need advice on:
1. Which law applies to this dispute?
2. Where can I seek an injunction to prevent PBG encashment, given the Buyer’s bad faith and breach? Or should I send a letter to their bank with the brief above?

I purchased a rented apartment in Abu Dhabi. Can I evict the tenant immediately if there is no Tawtheeq contact? 0
I recently purchased a rented apartment in Abu Dhabi and agreed to honor the existing lease. After the transfer, I discovered that the lease is not a Tawtheeq contract, meaning it is not officially registered.
Since I am not receiving rent (as it was a non-refundable arrangement with the seller), I prefer not to issue a new Tawtheeq. I also want to avoid a formal notice to vacate to prevent disputes, as I plan to move in.
However, I have already informed the tenant that I will not be renewing the lease. I need legal advice on the implications of proceeding without a Tawtheeq contract.
What are my risks, especially if the tenant refuses to move out?
What legal actions, if any, can the tenant take in this situation?

Hello,
I recently found an apartment for rent and agreed with the agent to make payments in three installments.
I provided the agent with post-dated checks for the second and third payments and planned to transfer the first payment, deposit, and agency fee to the agent’s account once the lease agreement was finalized.
However, the lease agreement has not been finalized yet, and I have since found a better place. Since I have not signed any lease agreement, should I be concerned about the landlord cashing the checks for the second and third payments? Is it legal?
Additionally, the agent requested an extra 2,000 dirhams beyond the amount he intended to include in the lease agreement.

My landlord issued an eviction notice stating an intention to sell.
He has since sold the property before the eviction date, and now the new owner intends to use the old notice to evict me and re-rent the apartment at a higher rate.
Is this allowed?
