Q: I recently purchased a property in Springs which is rented till September. I need legal advice on the procedure to send an eviction notice to my tenant as I need to occupy the property for personal use.
As far as I read in the RERA legislation Page 108-110, Article (25) - Section - 2, if the landlord wants to occupy the property for personal use, 90 days notice is sufficient.
But the tenant insists to have a 12-month notice. What are my options and is it possible to send a legal notice to the tenant to vacate the premises at the end of the rent contract?

Q: Hi,
I recently purchased a house and it's currently rented but I want to move in.
The law says that 1-year eviction notice is needed, but the tenancy contract states that the landlord has the right not to renew the tenancy contract by writing a notice 90 days before expiry.
This contract was signed by the previous owner, so will this be applicable, or do I have to give him a 1-year eviction notice?
The tenancy contract ends on January 15, please advise.

Q: Hi,
My current apartment lease ends on 19 Nov 2021, the owner emailed me yesterday that he wants to move in and asked us to vacate after our lease ends.
I told them that they should've sent me a 12-month advance notice via notary and I am not evicting the apartment.
Also, he did not send me a renewal agreement and we are now two weeks past the 3-month renewal deadline.
I want to know what are my options. Should I file a dispute and ask for renewal under the current agreement?

Renting a villa after failing to sell it, even after offering it to the previous tenant?

Q: Dear Sir/Madam,
I am a landlord and gave notice (through a Notary Public) to the tenant to vacate the villa for personal use or to sell it one year ago.
The tenant vacated the villa after one year as per the notice. I failed to sell the villa after trying to sell it through multiple agents for the past two months.
I re-offered my previous tenant the villa for rent for one more year as I failed to sell it, through email (7 days ago). However, I have not received any response to this email.
Please advise whether I can proceed with renting the villa to another tenant as I am incurring losses by paying EMI, maintenance, etc.
Please also advise if the previous tenant can still ask for compensation.

Can the landlord evict me from apartment for personal use if he lives in his own property?

Q: The owner sent me a notice by email saying that he doesn't want to renew the contract for the purpose of personal use.
He didn't mention what this personal use means. He already has multiple houses for rent and he has his own which he is living in currently.
Is it legal to evict me?

Canceling my MoU and getting my deposit back due to a low bank valuation and overpriced property 0
Hi,
I wanted to purchase a 2-bedroom apartment in JVC Dubai. I gave a 10% security deposit cheque to the seller. The price mentioned in the MoU is very high compared to other similar apartments in the same building.
The bank’s valuation also came in very low. Since the valuation is much lower, how can I terminate the MoU and get my cheque back? The MoU ends on 1st October 2024.
One of the articles in the MoU states:
In the event that the Buyer fails to make the payments as agreed or fails to complete the transfer on the agreed date due to his own acts or omissions, the Seller has the right to terminate this agreement and retain the deposit, provided that the termination is due to a violation of the agreed terms, unless both parties agree amicably to different dates.
I need help urgently.
