The tenant refuses to provide the new owner with the security deposit

Hi,

I recently purchased a property in Dubai Marina. The property was already rented when I purchased it. The tenant has given 6 cheques for the contracted period.

After purchasing it, I asked the tenant to write the remaining three cheques for the security deposit, OCT-2021 and DEC-2021 in my name but he is refusing and asking me to settle it with the previous owner.

But since the ownership has changed, the previous owner has no right to encash the cheques. I sent the tenant an email about the change of ownership and met with him in person also and asked for the cheques, but he refused to provide me the cheques.

What are my options here?

Dear questioner,

There is a joint liability between the previous owner and the tenant. They both should be responsible for paying your money.

You may need to issue a legal notice by the court for both of them.
