Q: Hi,
Can we refuse the landlord's request to have a real estate agent visit the property for inspection as he is planning to sell the property?
Knowing that we are in a COVID situation. I have a small kid and a pregnant wife.
Also, what is the notice period to give us before we are forced to move out?

Q: Hi,
We just moved into the apartment (just over a month) and now the landlord says that he had put up the property for sale and rent since 8 months ago, which we were not notified of by both the agent and the landlord.
Considering we had plans to stay for long-term, we have had spent a significant amount on the furniture and the interiors. Now, I have been getting calls for viewings, so please help me understand:
1) Can I prohibit the access of the landlord for the viewing?
2) Can I withdraw from the contract and claim all my expenses after deducting for the days stayed, including the agent fees?

Can the landlord notify the tenant and run checks randomly on the property?

Q: If the owner or his representative wants to visit the property, the owner will give prior notice of 48 hours (2 Days) in advance.
Is this legal? While I am staying in the apartment, the owner wants to come in and randomly do checks.

We have given a legal notary notice of eviction to our tenant as we intend to sell our property.
Viewings are required and we always give a min of 2-hour notice for viewing but our tenant is being difficult and restricting the time bands to unrealistically short periods, no weekends, no evenings... etc.
It's very difficult to organize a viewing. What are our rights?

The tenant is not cooperating with the sale of the property. What to do?

Q: Dear Sir/Madam,
As landlords, we gave the tenant 12 months' notice to vacate the villa, which will be completed in another 2 months.
The regulations allow viewing with 24 hours notice, and we have documented this in our contract. However, the tenant is unwilling to cooperate on this matter.
We have agreed to sell the property to a buyer, and the valuation needs to be done in another 2 weeks so that the bank can approve the loan within the agreed period.
What should we do in this scenario?
The tenant could damage the property and leave without allowing us to view it until the last day. How can we recover the money from him in this situation, given that the deposit amount is very low?
If the sale does not go through, is it permissible for us to rent the property to another tenant, as the sale contract failed due to the existing tenant's non-cooperation?
