1
Q: Dear Sir or Madam,
In 2016 I co-invested in an apartment in Dubai with a friend. I transferred 67% of the capital required to my friend and the purchase was completed with a mortgage.
As we were unmarried, the apartment and title deed were registered in my girlfriend's name. I moved into the property some months later but I was there infrequently due to international travel demands.
Last year, our relationship broke down and I would like to know whether there is any way to protect my original investment.
I can prove the transfers, and I do not believe my ex-girlfriend would contest my co-ownership, however, she believes she is entitled to a larger % now. I am simply interested in not losing my whole investment.
Thanks for your help.

Claiming back money given to boyfriend over two years
1
Q: I would like some advice on a personal issue.
Last year I separated from a man who I was with for two years, and whom I paid a lot of money to in order to help him out financially whilst he was made redundant from his job.
He is supposed to pay me back the funds, however, he still hasn’t. We separated after I found out through his Facebook that he was cheating on me and using my money for prostitutes.
He promised that once he had moved and paid some of his own debts that he would do the right thing and start paying me back, but I received nothing.
Is there anything I can do if we were not married?
Please, I would really appreciate somebody's advice. I am out of pocket by AED 170,000.

Q: Dear Sir,
I have given some money (AED 185,000) to my friend for his business purpose, almost 18 months before. Now, he does not return my money back.
I didn't have any legal agreements or security cheque. I transferred this amount from my account to his account. Can I proceed with a case?
Please suggest me, Sir.
Thanks
Mohammed Rashid

Asking for compensating ex-fiancee for physical and psychological harm
1
Q: Hi
I got a legal notice from my ex-fiancee demanding that I pay her X amount of money for canceling the wedding about 3 weeks prior to the event.
She claims that I caused her physical (we had both equally paid some advance amount towards wedding venues) and psychological harm by canceling the wedding. I called it off after warning her several times to correct her explosive and abusive temper and blatant lies.
What is my best course of action here?
Thanks!

Canceling my MoU and getting my deposit back due to a low bank valuation and overpriced property 0
Hi,
I wanted to purchase a 2-bedroom apartment in JVC Dubai. I gave a 10% security deposit cheque to the seller. The price mentioned in the MoU is very high compared to other similar apartments in the same building.
The bank’s valuation also came in very low. Since the valuation is much lower, how can I terminate the MoU and get my cheque back? The MoU ends on 1st October 2024.
One of the articles in the MoU states:
In the event that the Buyer fails to make the payments as agreed or fails to complete the transfer on the agreed date due to his own acts or omissions, the Seller has the right to terminate this agreement and retain the deposit, provided that the termination is due to a violation of the agreed terms, unless both parties agree amicably to different dates.
I need help urgently.
