Asking a tenant to vacate the villa after upgrading it by him

I rented a villa less than a year ago. Prior to finalizing the lease, I asked the landlord and the agent if they plan to sell it or if the landlord intends to move into it in the short term, the answer was a definite "NO" from both as the landlord is settled in the UK. I took them at their word.

Based on that, I have invested a significant amount of money in landscaping and upgrading the villa at my own cost. The landlord knows this.

Now, less than a year into it, the landlord has informed me that she plans to sell it and has given it exclusively to the same agent that rented it to me. To feel that, I have been swindled by both landlord and agent.

What are my rights and how can I claim all the money I spent on upgrades/landscaping over the last year which I haven't even started to enjoy yet?

Hello,

As per your query, please note that the landlord must provide 12 months notice period. However, since you have upgraded, hence you can request the same for a refund and settle the matter.

The agent can also accommodate you into any other residence.
