Q: Can the following transaction(s) be done amongst the buyer/seller through the developer and Dubai Land Department in ONE ( 1 ) DAY? 1- Balance payment paid to the developer against the property. 2- NOC charges paid to the developer for property registration in Dubai Land Department. 3- PoA sold the same property to a new buyer on the same date. 4- Developer issued property registration letter to Dubai Land Department in favour of the new buyer. 5- New buyer paid Oqood, ERES, property registration charges on the same date. 6- Intial contract of sale issued to the new buyer by Dubai Land Department on the same date. 7- Transfer of ownership of the same property done by Dubai Land Department from legal heirs of the deceased to the new buyer on the same date. 8- Property Registration Letter of depicting that the deceased legal heirs sold it on the same date. 9- Passport of the Attorney was expired ( so how come these transactions can be honored legally as per Dubai real estate laws )?

How can I check that the seller does not have court cases against him in relation to property? Q: Hello, We bought a unit from auctions in 2018. We got court letters for registration of the property under our names and service charges clearance letter. The issue is that the developer never cleared service charges before our date of ownership. Recently, with the launch of MOLLAK system, the owner association is asking us to pay previous balances before 2018. We asked the OA and auditor several times to apply court decisions without success. The court letter is written against the developer and not OA. Thank you!

This Regulation determines areas where non-UAE nationals may acquire freehold ownership rights over real property without time restriction, usufruct rights, or leasehold rights for up to ninety-nine in the Emirate of Dubai.

This Law sets the rules and procedures for registration of real property in Dubai. The right to own real property in Dubai is restricted to UAE and GCC nationals, to companies fully owned by these and to public joint stock companies. Freehold ownership by non-UAE nationals may be approved by the Ruler in certain areas.

This Resolution sets the fees for registration of real property dispositions in the real property register, including those related to completed, under-construction, or offplan real property, as well as the fees for services provided by Dubai Land Department.
