The consequences of defaulting on payment of flat installments in Ajman

Hi,

I bought a flat in Ajman in 2008 and paid 15%, then I defaulted on payment.

The contracts say that if I defaulted, they can keep 30% of the paid amount.

Can they sue me for the full amount?

Can they go to Dubai courts while the contract says Ajman courts have the jurisdiction in case of a dispute?

If you bought the flat in Ajman, the jurisdiction automatically is Ajman Court and not Dubai Court.

Second, it is true that if you paid 15% and you have defaulted, they have the right to keep 30% of the paid amount.

However, if they have not completed the project and they have defaulted, you have also the right to sue the company for the termination and refund.
