Landlord's responsibility to provide all basics while renting an apartment

Hi,

I just rented a studio and I found out that the electric water heater in the bathroom is not working. The owner is saying he will not fix it as the rent is also low.

It's been 2 days I shifted to this apartment. The agent also didn't tell me this issue, otherwise, I should have ignored this.

How to handle this issue?

Dear Questioner,

Usually, in all tenancy contracts is a clause regarding the obligation of the landlord and tenant.

A few tenancy contracts mention that any fixing exceeding AED 500 is under the landlord's obligation.

If this is your case and this clause is mentioned in your tenancy contract, and the fixing price is over AED 500, then the landlord needs to pay for this service.
