Painting and maintenance of a rented apartment in Dubai

I have been in an apartment for more than 7 years. I asked the landlord to paint the apartment, he says that he needs a two-year contract from me to do the painting.

Is painting included in the maintenance?

The lessor is committed to do the maintenance work for the property and to make it in a good condition for use.

As for other matters, such as painting and decoration, permission must be issued from the lessor.
