Q: Dear all,
I have a bit of a complicated situation and need your help, please.
4 months ago I had transferred my DMCC registered company fully to another individual with all of its liabilities.
The company had a loan with the bank for which I gave my own cheque so I can secure the loan amount and the new owner agreed to take this loan as part of the company liability.
DMCC says the loan is the liability of the company and the new owner responsibility.
The bank says that the new owner needs to come and change the signature from mine to his - until then it is my responsibility.
The new owner doesn't want to do it now that the company is transferred to him and therefore the bank keeps on charging me the loan instalments.
Can you please advise on what to do in this situation and what choices do I have?

Q: Hello
I signed as a guarantor for a person's company loan for AED 500,000.
The person is no longer in the country and now there is a civil case on me.
What is the penalty or jail term I would be looking at?
If I go through the jail term, is the outstanding amount is also cleared?

Q: Hello,
I signed as a guarantor for my brother for a company loan he took, I was a partner. However, my brother has left the country 2 years ago.
Now, I have a civil case on me and the court and bank ask me to pay the amount of AED 450,000.
Please advise, what happens if I am unable to pay this money?

Amending the parties of a claim to include the real owners of the property

Q: I won a real estate case last year and I'm at the final stage of execution against an LLC which has just little assets.
Today, I learnt that this LLC has never been the owner of my ex-property as incorrectly written in my SPA. Instead, all the properties of that project, including the land, belong to 2 individuals who are the real owners as named on the title deed that all buyers received after having paid the 4% of registration.
I would like to know how can I redirect my case towards those persons who still have a lot of assets in the building?

Hi Sir,
I had a case which was registered in Dubai and then transferred to Abu Dhabi Courts and settled.
I took bail from Dubai on my passport. Now, I am in search of my passport. Can you please advise what to do?
I have gone to different police stations including CID HQ but no one has the passport.
The CID HQ has given a copy of a letter from my case files in the system showing my passport is transferred to Abu Dhabi public prosecution in November 2018.
Whom should I contact in this regard?
