What is the procedure and time frame for eviction of a tenant not paying the rent?

Hi,

I have a flat in JLT Dubai, my tenant is not paying the rent for many months nor will he move out of the house. Also, he is sub-leasing the unit to someone else without our allowance or confirmation.

We want to kick him out for both reasons: not paying + sub-leasing unit. What do we need to do and how long will the process take to get him out?

We are not based in Dubai, may I ask the total time frame to get the tenant out?

Is it the same time frame for not paying rent and for sub-leasing?

It depends. Normally, it is not easy to remove the tenant as the court repeatedly give an opportunity to the tenant to pay and if he pays within the time frame he cannot be evicted. Subleasing has to be proved. It takes almost 6 to 12 months.

Rent - once he gets the notice he will pay failing which eviction is sure but for that case has to be filed.

Sub-leasing has to be proved - the case has to be filed.
