Can the tenant terminate the lease for discovering mould?
Can a tenant break the lease early and be refunded by the landlord if the rental property has been found to have mould in several places?
And it is no longer just a maintenance issue but a health hazard. The property also houses a child below the age of one.

I understand your situation, as a tenant, it is your right – in exchange for paying rent – to the quiet enjoyment of the property.
It is evident from what you are saying that this enjoyment is being ruined by this mould problem. It is the landlord’s responsibility to sort this out.
Like everything in property negotiations between landlord and tenant, it’s all about reaching a compromise.
Unfortunately, the only other way to force your landlord into action would be to file a case at the rental dispute settlement committee (RERA) to prove your point.
