Staying in the premises beyond the tenancy contract

Hi there,

I am staying in my current apartment in Sharjah since 2011.

I haven't renewed my tenancy since July 2018 (almost 10 months now) since I lost my job and struggling to pay my bills and take care of my family.

My building real estate has still not taken any action against me till now. But I'm worried they might go legally against me. Could you please advise what could happen if they proceed legally?

And do I have to pay the outstanding for the last 10 months or can I move to any other place without informing the real estate?

Kindly advice.

Dear Mr A.,

Thank you for reaching out to me on this.

Please note that you will be liable to pay rent for the entire period for which you were in possession of the premises. The landlord can file a case for eviction and rent against you.

I would recommend that you meet the landlord and amicably resolve the matter by reaching a settlement amount.

Remember to obtain a letter from the landlord stating "No dues pending", so even if the landlord attempts to go legal, you have some documentation in your favour.

Will try to talk to my real estate and resolve the issue, just If I could get some time till I get a job it will be a great relief.
