Is it legal for the real estate agent to add administrative fees while signing the contract and on each renewal?

Hello,

I'm about to rent a studio in [----]. When the real estate agent sent the contract and the addendum, they mentioned an Administrative Fee of AED 1,500+VAT for each renewal.

As per my research, this isn't legal. How can I request them to remove it or reduce it, without facing a rejection?

Are all agencies charging this fee nowadays?

Thank you for your question regarding the Administrative Fee of AED 1,500+VAT charged for each tenancy renewal.

As per Dubai Rental Disputes Center (RDC) and Dubai Land Department regulations, landlords and their agents are prohibited from charging tenants any renewal or administrative fees beyond the official government fees for Ejari registration during lease renewal.

Such renewal fees or administrative charges are considered illegal and cannot be enforced or used as grounds for eviction.

If you want to request the removal or reduction of this fee without risking rejection:

- Politely refer the agent or landlord to the official Dubai Land Department and RDC guidelines that prohibit such fees.

- Mention your awareness that these fees are only charged once at lease signing and not at each renewal.

- Express your willingness to proceed with lease renewal without these additional fees.

- Be firm but respectful, highlighting your knowledge of tenant rights.

- Not all agencies still charge this fee, but some less reputable ones continue the practice. If pressured, you may seek support from the Rental Disputes Center or file a complaint for unlawful charging.
