The landlord served me an eviction notice for sale. Can I stay if I prove his intention is to increase rent?
Q: I have been renting an apartment in Dubai for 5 years. The landlord was not happy last 3 years as they were not able to raise rent more than the RERA calculator. In 2023, they sent me an email, non-notarized, asking me to evict the property for the reason of personal use. I refused this as it did not go through court and the contract was renewed for another year. This time, in 2024, they sent a court eviction notice with a reason for sale. It was sent 12 months before the end of the contract. In the period since the notice was sent, they did not try to sell the property or list it anywhere for sale. My question is, can I dispute the notice based on the reason they do not show any intent to sell, and that I suspect they only want me out so they can re-rent it higher?

Can I get the rent cheques back if I decided to cancel the tenancy shortly after signing the agreement?
Q: The landlord has entered and signed a 1-year tenancy agreement with a tenant on 10.10 with a move-in date 4 weeks later, and on 07.11. collected 4 cheques (3 + 1 security deposit). 1 day before moving in the tenant decided to abruptly cancel and demanded for the cheques not to be deposited. Ejari has not yet been registered as it was planned to be done after the key handover. Is the landlord entitled to deposit the cheques (security cheque + 1 cheque) and demand 2 months` rent as a penalty? The tenancy contract has no explicit early termination clause. What are the rights of the landlord in this case to protect and address the financial inconvenience? Thank you.

Q: My previous landlord served me a notice to vacate, stating he intended to sell the apartment, which he later sold to a private company. From what I understand, this notice should transfer to the new owner, who would only be allowed to either sell the unit or move in themselves and cannot ask me to vacate to re-lease for higher rent. We are closer to the 12-month notice expiry and the new owner (a private company) is now demanding a significantly higher rent—above RERA’s allowed increase—or insisting I vacate so they can lease it again at market rates. The demand is more than 50% of my current rent. Is this demand from the new owner valid? I called up RERA who couldn’t help and advised me to approach a lawyer. I am not sure if my rationale holds or if the new landlord is correct. I’ll appreciate advice from this community.

My company will not renew my contract. Can they file absconding if I left before the contract expiry?
Q: This is my case right now. I finished my 2-year contract with a company. They decided not to renew me anymore. My work is as a waiter. My renewal date is supposedly December 6, 2024. I had my last day with them last November 2, 2024. I should be doing a handing over for 1 month but I did not fulfill this, since I already started in my new company. Questions: 1. Can they sue me for absconding? 2. How to act if an arrest warrant has been issued against me in a crypto case?
Q: I had a misdemeanor case against another accused whom I don`t know. The first video call court hearing was on 23 Oct, and the first accused came with his lawyer but I couldn`t afford a lawyer. During the hearing, it was very difficult for me to make the judge understand I was not guilty as I don`t speak Arabic and the translator also couldn`t help that much, since the case is related to crypto buy & sell. Seems they don`t understand it properly. So after the first hearing, I checked what the case status was showing. It was decided to postpone the session to 11/06/2024 to submit a defense memorandum for the first accused (the other accused) with the arrest and bringing of the accused. Now they issued arrest warrants against both of us. I am so scared now, please someone guide me on what I can do now. Is there any chance to hire a lawyer now? Is the manager of the company liable if his name remains on the license after resignation?
Q: I was registered as a manager or signatory for a company. One year ago, I resigned, lost access to the company’s documentation and bank account, and had my visa canceled by the employer. Currently, I am working in a new company in the UAE with a new visa. I recently revealed that my name is still on my old company’s trade license for an unknown reason. I was registered as a manager in that company based on a Power of Attorney. I am not an owner or a shareholder of that company, and my name is not mentioned in the MoA of my old company. To my knowledge, the owners and managers threw up their company, left the UAE, and did not care about the company’s fate. The company has never operated and has no money in the bank account. What should I do to remove my name from the trade license if the owners do not respond to my messages?
