Do I need to send a new eviction notice to the tenant if the previous owner sent him one?
Q: I bought a home in September 2022. The previous owner has given an eviction notice to the tenant in July 2022. The eviction notice mentions the date of 31st July 2023 for eviction. After I bought it, I did not give any fresh notice to the tenant. There was a verbal agreement that the tenant will leave the place by 31st July 2023. Now the tenant is mentioning that he believes a fresh notice needs to be given with another 12 months` notice. I want to understand the below: 1) Do I need to give fresh notice of 12 months to my tenant? 2) Is the eviction notice sent by the previous owner still valid?

How can I know why my visa got rejected for security reasons?
Q: I worked in the UAE four years ago. I left the country in December 2018 with proper cancellation. Now, I applied for a visit visa to the UAE. Unfortunately, my visa was rejected by the authorities due to "Security Reasons". I checked the reason with one of my relatives living in the UAE, he said I have a security ban in immigration for the name "Hussain" while my name is M. A. س: مرحبًا، أنا موجود في دولة الإمارات العربية المتحدة وتحديدًا في دبي. منذ فترة أجريت مقابلة عمل في شركة تعمل في مجال السفر والسياحة وتم الاتفاق على الراتب والمُسمَّى الوظيفي. كان الراتب المذكور مناسبًا وصاحب العمل أخبرني أنه سيرسل عرض العمل. مع العلم أنه كانت هناك فرصة عمل أخرى واعتذرت عنها بسبب هذا العرض. فوجئت أن صاحب الشركة يطلب مني متطلبات لكي أبدأ ممارسة الوظيفة؛ حيث أن لديه نظام معلومات بأسماء الزبائن وأرقامهم ويخاف من سرقته، وبغرض الحماية، طلب مني شيك تأمين بقيمة 100 ألف درهم إماراتي، وقال إن هذا الشيك سيكون تأمين في حالة عدم احترامي لقواعد الشركة أو اختراق بياناتها، وفي حال أنني قدمت استقالتي، فإن هذا الشيك سيبقى معهم لمدة سنة. ما رأي القانون في هذا الموضوع؟ وهل أستطيع طلب تعويض؟ يُرجى العلم أن لدي نسخة من عرض العمل. أسئلة وأجوبة
