How to handle a seller who refuses to return a reservation cheque?
Q: Dear Sir/Madam, To whom it may concern, I handed over a reservation cheque to the real estate agent and mentioned in the cheque receipt not to cash the cheque or transfer it to the seller before my finance is agreed upon. The seller already has a new buyer and does not want to return the cheque. He wants to claim the reservation cheque with an amount of 100,000 AED. Q: Dear Sir/Madam, Is there a need to cancel DLD Form F if it has expired? Form F date has expired even after extending by a month, the seller is not selling. Q: Hello, I need your help with advice. I own a property and recently signed a contract with a new tenant who is supposed to move by March 1st. But I haven’t received the deposit or first payment and when I asked about the payment, he said that he is out of the country till mid of March and will check how to sort this issue. Will the contract be void if he didn’t pay the deposit yet? Once I signed it, I had to go through the rental dispute center against him even though our contract hadn’t even started yet. Q: It`s been 2 weeks since my husband was caught with 7 friends in a villa by CID and was detained at Bur Dubai police station till present. They tested positive (first-time offender) but because one of his friends who was caught carrying drugs included his name for selling it, the case file stated: "in possession of drugs with the intention of promoting it". I am humbly seeking legal advice on how to release him while the case is still under investigation. My 2-year-old baby boy misses his papa so much.

What can I do with a vacation homes company if they sublet my property and their cheques bounced?
Q: I signed the tenancy renewal contract with vacation homes company and now that company cheques are getting bounced. This company doesn’t have a proper address and they subleased my apartment to a Russian family for 07 months. Can you please advise if I need to send a legal notice which address shall I send the notice to the partner of the company address or shall I ask Tableegh or Aramex to drop and paste the letter on my lease property? Q: Dear Sir/Madam, As the plaintiff, I filed a case in Dubai Courts through AL ADHEED regarding a bounced cheque. The court issued an order instructing the defendant to clear the payment by December 25, 2023. However, the defendant has not honored the judgment, and the payment remains unpaid.I received advice from the representative at AL ADHEED that my next step could be to request the blockage of their trade license. However, I am unsure if this action will assist me in recovering my money. Can you please advise on the appropriate next step for me to take in order to recover the money?

How to cancel the MoU to buy an apartment with the broker if the bank did not approve the loan?
Q: Hi, I have a situation where I signed an MoU and gave my security deposit to the seller`s agent. However later, the bank valuation of the property is lower than the selling price. On my MoU, it has a clause that “the buyer has a right to cancel/negotiate if the bank valuation is not the same as MoU.” I tried to negotiate, however, we didn`t agree on the price so I asked to cancel. Now the agent is threatening me that they will not cancel the MoU and that will deposit my cheque. Later I also came to know that the person I am dealing with is not the same person whose name is mentioned as a broker in the MoU. The agent I am dealing with is constantly messaging me with threats. I decided not to speak to him and instead, I wrote an email to the broker whose name is mentioned on the MoU but received no response. I am on a very tight timeline as I need to vacate my apartment in 3 weeks, I found another unit but I don`t know if I can pursue this while the initial MoU still not canceled.
