If you had a case for defaulting on a loan and resolved it, how to clear it from the database?
Q: Hello, I have a question. My husband had a loan 15 years ago, he had difficulty paying this loan, and the bank opened a case, which was solved, and he paid the full loan. He is still in Dubai and has a good work position. How is it possible to remove the solved bank case from the database to have the possibility of getting the credit card and loan? Thank you.

My employment contract with the company is not signed by me. Is it still considered valid?
Q: Dear Sir/Madam, I am a tennis coach in Dubai. I have been with my company for 9 months and am seeking to resign. I have been approached for a position with another company. I am yet to receive an offer of employment. I would like to enquire if the issues I have with my company as stated below are legal: 1. My original employment contract between myself and the company is not signed by me. Is it deemed valid? 2. I also noticed that my job description differs from my employment contract (tennis coach) and visa (telecommunication assistant). 3. My employer has deducted funds from my salary for visa contributions that they state I am liable for. Is this correct? 4. Can I resign with immediate effect, and what are the implications thereof? 5. How can I withdraw from a family business partnership while ensuring no liabilities?
Q: Hi, I’m one of three partners in a family business, where a father holds 50%, and two siblings hold 25% each, with 0% for the service provider. Does the service provider have any claims on the company if something happens to one of the partners? I’m currently the guarantor for a loan, and I have authority over vehicle sales and purchases. What are my rights to withdraw from the partnership? How can I do it legally without causing any liabilities for myself? Can the other partner take over as loan guarantor instead of me? What are the procedures? My father has authorized the siblings as dual signatories for bank cheques, but the bank has not yet approved this. Can I withdraw from the partnership before the approval is finalized? Please advise on the rights of a partner when withdrawing from a partnership.

Q: Hi. I had to make some employees redundant as per their contract, and I gave them a notice period. One employee who I made redundant wants to leave in his notice period for a new role to begin next week and wants me to cancel his visa. In this scenario, what do I owe him legally other than his gratuity payments? Do I still need to pay his full notice period for redundancy?

Can I terminate the tenancy contract is the tenant did not pay on the agreed time?
Q: I have a property to rent in Dubai and found someone to rent it. He paid the deposit and both parties signed contracts. The move-in date was the 12 September and he stated that he would pay the three cheques on the 12 September by 2.00 pm. No payment arrived on 12 September so we are planning to pull out. He did send a picture of 2 cheques and offered to make a payment late last night online for the first payment. No Ejari was registered as yet Can I pull out as the cheques were not delivered as agreed even though he offered late last night to pay the first installment online? The last online payment he made took 3 days to arrive in the account. I want to legally pull out. How do I do this and can I do it without any penalty? Does he lose his deposit and can he make a claim against me? If so, what does his legal action look like, i.e. what can he do? Regards+6

How to close a company with an expiring license and an inactive partner?
Q: Hi, I was part of a trading license that was used only for the visas of two partners, with no business activity. Now, the license is about to expire, and I need to close the company. The parents of the deceased partner are not cooperating, and the second partner is also not interested. Please help me understand how I can close this company, as one partner is dead and the other is not interested. I am left alone in this situation. Is an eviction notice still valid without an Ejari if it's based solely on a tenancy contract?
Q: Dear Lawyers, I rented a property to an individual. During the last contract renewal, I sent a notarized eviction notice along with the contract. The contract is due to expire in 2 months, as will the notice period. The tenant did not request an Ejari, and we did not create one. My question is, would the court eviction document still hold without an Ejari, based solely on the tenancy contract?

Can we contest the non-renewal notice and claim renovation compensation?
Q: Hi All, I need your advice, please. We got a shell and core office in June 2024 and started the fit-out works. It’s almost 80% done. Now the property management has given us a non-renewal notice for next year, so we will only stay for one year. We replied and told them it would be better to stop now, as we don’t want to complete the renovation just to move out next year. We asked for a refund for our initial payment and for the fit-out construction. To what extent or how much can we claim for damages, such as the time and effort wasted?
