How can I refund the amount of online tickets in Dubai for fraudulant misrepresentation?
Q: Last Friday, I was booking tickets for the Miracle Garden on some Dubai tickets website, and on the OTP page, it showed 225 to be paid on my phone. The otp was added automatically, and I couldn`t read the message properly. It turns out 4,225 got deducted from my account. I immediately called the bank, and they said they can`t reverse the transaction, fill out the dispute resolution form, etc. Even tho the transaction was in process today, the transfer shows complete. Is there a way to get it back? I registered an online complaint with the Central Bank and cybersecurity. I really need the money with my rent coming up, please guide me.

Landlord cashed my rent but won’t renew Ejari unless I accept a higher deposit. What should I do?
Q: Hello, I had a rental dispute case with my landlord. Based on the judgment, I paid the entire rent to the landlord, which the landlord has already cashed. He is not issuing the Ejari because he wants to increase the security deposit by 10% every year, which I am not accepting. I have already given the 5% security deposit. The landlord is not accepting it. He is forcing me to sign a new agreement, otherwise he will not renew the lease agreement. Please let me know what I should do.

Q: Dear Lawyer I hope this message finds you well. I set up a business license in a free zone in 2023. Unfortunately, the license expired in September 2024, and due to being occupied with other matters, I was not aware of the penalties associated with the expiration. I recently attempted to cancel the license but was informed that a significant penalty has accrued. When I inquired about cancelling my visa first, I was told that it’s not possible to proceed without addressing the license issue. What to do if our landlord keeps ignoring maintenance requests despite a clear contract?
Q: Dear All, We have a question related to private rental law in Dubai. We have been living in the same house (rented) for the last four years. During those years, we have had to battle our landlord for maintenance at large. Our contract states that ALL maintenance is on his account (no deductible). We have a lot of small maintenance issues, such as kitchen cabinets that are coming loose, a sewage smell in the house, and a toilet upstairs that still doesn`t work after four years (despite attempted maintenance). How can we deal with him and get him to honor the contract and resolve all of our issues so we can use the house properly? What legal steps can we take? We have informed him plenty of times over the four years about the problems, but he seems to "ghost" us and does not reply very often. We have issued him a warning to get things fixed by the end of this month (via WhatsApp), but he doesn`t seem to mind. Hope you can help with advice and maybe RERA down the line.2025/05/29

How can my kids learn about their father's condition without contacting his family?
Q: Good morning, I have two kids. Their father is in critical care and is not able to communicate, and we have been divorced for more than seven years. The other side of the family is not communicating with the kids about the father`s whereabouts for them to visit him, and they have not been in touch with the kids for the past two weeks due to family issues that took place in court regarding guardianship of the kids. How can I find a way for our kids to know what is going on with their father and his condition without reaching out to them, to avoid any further escalation? My daughter has tried to call them, but there was no response. Please advise!

Tenant demanding more than RDC verdict. Must I pay before the execution file is issued?
Q: Good day, I am a landlord, and my tenant filed a case with the RDC. The verdict was in his favor, and I am to pay the financial claim, which is the fees and expenses of the case. The tenant asked for a specific amount, which is higher than the official receipt that the RDC provided. So, I have paid that exact amount directly to the tenant. Naturally, the tenant asked for more. May I ask for guidance regarding the procedure? It has not been 15 days since the verdict, so I have been told by the RDC that the case is not final, and I must wait for the execution file to determine the exact amount. While I am happy to wait for that, my tenant has been threatening to open an execution file if I do not pay before the 15th day. She mentioned a travel ban as well. I feel lost and uncomfortable with the situation. Please help me understand the procedure.+4
