How to get my labor judgement payment released if it has already been paid to the court?
Q: I have an ongoing labor case which is currently in the execution phase and the court has already received the pending amount. The final judgment came on May 3rd, so I want to understand when can I expect to get the amount and how long I am eligible to stay in UAE. I am still on my employer`s visa. What if I cancel the visa, is there any grace period in this situation or that would have been exhausted by now?

Can the new landlord evict us instantly for violating the "family use only" clause?
Q: Good Afternoon, We rent around 50 apartments for hotel staff accommodation in Dubai. This building has been sold to another person. The new owner is asking us to evacuate the building as soon as possible because he is selling these apartments. We have had the same accommodation since last year. Now, he is using a point mentioned in the contract: "3. This flat is for (Family Use Only), otherwise, the landlord has all rights to vacate the tenant from the property instantly and the tenant loses his/her rights and all the benefits under this lease, and the tenant agrees to this term. Pets not allowed." My question is: Does he have the right to force us to leave, and what is the grace period allowed for us to evacuate the apartments? Our current contract expires in January 2025. Thank you!

Can the landlord increase rent according to the valuation certificate?
Q: Hello Everyone, I know it has been discussed quite a few times; however, it`s not clear. Can the landlord increase rent according to the valuation certificate? My current rent is AED 71,400. When I check the RERA Rental Index, below is the text being shown: When renewing real property lease contracts, the maximum percentage of rent increase for real property in the Emirate of Dubai is 5% of the rent of real property unit, where the rent is 11% to 20% less than the average rental value of similar units. The rent for a two-bedroom apartment in Port Saeed ranges from 72,000 to 88,000 AED per year (excluding water, electricity, or any other fees). The increase amounts to 3,570 AED per year. The landlord`s valuation certificate states AED 85,000. Therefore, my question is whether the rent can be raised to AED 85,000 using the valuation certificate, or if the increase should be limited to 5% since the valuation falls between 11-20%.+4

If the employer offers less than my demanded dues after court execution, what next?
Q: Dear Sir/Madam, I have a case in Dubai court regarding dues of 5 months` salary and end of service of about 35k AED. The court has executed the order, which was approved by MOHRE. Today, I got a call from their lawyer to mediate and settle for 20k, or they`ll appeal. They claim the bank account freeze won`t affect them as they have already transferred funds. Q: Dear Sir/Madam, An eviction notice was served to the tenant by the old owner in June 2023. The apartment was sold in March 2024, with the tenancy contract limited by the notice passed on to the new owner. The date of eviction is now approaching. Can I enter the coutry without trouble if the bank got a travel ban for credit card debt?

Q: Dear Sir/Madam, I have just purchased a property with a tenant inside. It turns out that the rental agreement and Ejari expired in March 2024 (2 months ago).
