Q: Dear Questioner, We are a company that owns a residential complex in the city of Al Ain, and tenants sometimes place their personal belongings in the corridors, which affects the general appearance, such as shoes, bicycles, etc. We always send them notices after they commit this act, and we have set regulations at the entrance to the building that prohibit it. I understand that even if this is written in the contract, it is not legally binding and they must still follow the proper procedure. Bank filed a civil case over a loan: Better to settle with the bank or in court?
Q: Good day, Sir, I have received a message from the Dubai Court stating that a bank has filed a civil case against me. The loan has been pending since February 2019. I cleared the cheque bounce case earlier with a court fine in 2019. I am looking forward to a minimum settlement plan with the bank. The outstanding amount was around 70,000 AED, and now the message is for 115,000 AED. What will be the best way for me to proceed: approaching the bank or dealing with it in court? Best regards,

Can I renew my lease despite the agency adding an eviction clause without my consent?
Q: Hi, The real estate agency that leased me the apartment included: "Tenant confirmed that they will vacate the property after the end of the contract" under additional terms in my Ejari without consulting me. They wanted me to vacate last year or increase the rent way above the RERA recommended increase. Can I renew my tenancy contract as per RERA guidelines this year? Can a tenant claim compensation if they leave early and I re-lease the apartment?
Q: Dear Lawyers, My Dubai tenant`s rental agreement is ending at the end of November 2024, and the completion of the 12-month legally served eviction notice (for reasons of personal use or sale) is at the end of March 2025. The tenant still has 9 months until the eviction notice date. However, the tenant has sent a notice stating that as per the above-mentioned eviction notice, he wants to vacate the property by giving one month`s notice, as per the tenancy agreement. I don`t have any problem with the tenant leaving as it is as per the tenancy agreement, but my question is, once the tenant leaves, can he still file a case and claim compensation if I lease the apartment to someone else within the next two years or not? Thanks in advance!

How can I get a deposit refund after the seller refused to fix a faulty used car?
Q: Dear Lawyers, I agreed with a seller to buy a used car for which I paid a deposit, but the car failed an RTA inspection. The seller refused to fix the car and refund the money. After going back and forth, I agreed to pay part of the cost (300 Dhs) to save my deposit. We tried to transfer the car, but the office was closed, so it wasn`t done while I paid the balance amount as well. I took the car for a drive, and it became clear that the seller was lying. The car overheated after just 15 minutes. I immediately called him and paid for recovery to take the car to a garage of his choice. The mechanic said that either the head gasket is blown or the engine needs a replacement. I asked for a refund, but he refused. We went to the police station, where they tried to reason with him, but he refused to listen to them as well. The police eventually told me to file a case to claim my refund. I have proof of all the bank transfers and WhatsApp chats to back my claim.
