How to close a company with an expiring license and an inactive partner?
Q: Hi, I was part of a trading license that was used only for the visas of two partners, with no business activity. Now, the license is about to expire, and I need to close the company. The parents of the deceased partner are not cooperating, and the second partner is also not interested. Please help me understand how I can close this company, as one partner is dead and the other is not interested. I am left alone in this situation. What will happen if I don’t renew the license, and how can I get it canceled? Thanks!

Is an eviction notice still valid without an Ejari if it's based solely on a tenancy contract?
Q: Dear Lawyers, I rented a property to an individual. During the last contract renewal, I sent a notarized eviction notice along with the contract. The contract is due to expire in 2 months, as will the notice period. The tenant did not request an Ejari, and we did not create one. My question is, would the court eviction document still hold without an Ejari, based solely on the tenancy contract?

Can we contest the non-renewal notice and claim renovation compensation?
Q: Hi All, I need your advice, please. We got a shell and core office in June 2024 and started the fit-out works. It’s almost 80% done. Now the property management has given us a non-renewal notice for next year, so we will only stay for one year. We replied and told them it would be better to stop now, as we don’t want to complete the renovation just to move out next year. We asked for a refund for our initial payment and for the fit-out construction. To what extent or how much can we claim for damages, such as the time and effort wasted? Since April, we haven’t had an office because they made us wait for a few months. Is it possible to contest this non-renewal? What are our rights? Please advise! Thank you!

Is there a timeframe for a refund after canceling the rental contract before moving in?
Q: Dear Questioner, I signed a rental contract. Two days later, my circumstances changed, requiring me to cancel the contract. This was still 15 days before the move-in date. I had not received the keys, and the flat was not yet ready. Unfortunately, the agent insisted that the first payment be made by direct transfer, not a cheque. Since I canceled, they have emailed to acknowledge the cancellation, but I haven`t heard anything since. There is a two-month penalty written into the contract, so I am waiting for the returned cheques and the rest of the rent (minus the two-month penalty) to be returned. Is there a mandatory timeframe for this to be completed? Three weeks have passed since their acknowledgment. Thanks in advance!2024/09/09

Q: Good afternoon, I hold a valid UAE employee visa (issued in Dubai). I have not been to the UAE for over 6 months. I am currently attempting to cancel the visa through MOHRE, as the owner of the company has left the country and has not been responsive. Additionally, the trade license has expired. Is it possible for me to be in transit in the UAE, specifically within the airport`s transit zone? Can I seek employment in Qatar before my UAE visa is canceled?
