Landlord served me eviction notice after I renewed lease. What are my rights?
Q: Hello, I recently renewed my rental contract at the end of May, but I was served an eviction notice today (June). The reason given was that the property is being sold, but I believe that the landlord wants to rent it at a higher price. He refused to abide by the RERA index, so I had to keep renegotiating for a fair rate. When I first moved in, the apartment had a previous owner who sold the unit to the current landlord, but the landlord did not evict me. This is why I believe that the current landlord is not actually selling the unit. I was happy to renew the lease, and I have been a good tenant and understanding towards the landlord. Can I travel to work in Qatar if I left the UAE with pending loans and credit card?
Q: I have worked in the UAE, but unfortunately I lost my job after the company forced me to resign. This was last 2017. Due to job loss, I was unable to pay my bank loans and credit card. Banks still keep sending me emails about unpaid loans and credit card. I now need to travel to qatar due to work, what are the consequences if there is a travel ban and a civil case is raised in the UAE or GCC countries? Can I enter Qatar? Would I be arrested? Is it the responsibility of the tenant or the landlord to fix damages caused by rain?
Q: Hello, I am a tenant living in Dubai and last winter lots of villas were affected by the rain and there was a lot of damage caused by the rain. There was leakage in the entire villa, the floor went down and a lot of tiles popped out and cracked, and that’s what the engineer sent by the developer to see the damages told me. I have the proof paper from the developer for all the damages. They only fixed the leakage, painted the walls, and refused to fix the tiles. Can a new landlord impose a rent increase that is higher than the RERA index?
Q: Dear Sir/Madam, My tenancy contract will expire in 4 months. I was just informed that the apartment has been sold to a new landlord. The new landlord wants to impose a 15% rent increase upon renewal, even though the RERA index calculated a 5% increase. If there has been a transfer of ownership, can a new landlord impose any rent increase they wish? Or should they still comply with the RERA calculator? Imposing a big jump in rent increase could mean that new landlords can indirectly "evict" tenants with very little notice if they can`t afford the newly imposed rent. أسئلة وأجوبة
