Q: Dear Lawyers, How can I inquire about properties registered under a company if I have a copy of its trade license but don`t know how to verify the properties associated with it? Please note that my labor case is currently in the execution stage. Despite taking multiple steps, the employer is disregarding the court`s decision and continues to ignore it. The company is an LLC, and its bank accounts show no available funds.

What can I do if the tenant refuses to leave the property at the end of the eviction notice?
Q: We served our tenant 1-year eviction notice. All done correctly and I don’t think he will leave when he should leave in a week. He tried to raise a petition to the DLD to say we own other properties that make the eviction illegal which the DLD rejected as we don’t own other property. I want to be prepared, so does anyone know what documents I’ll need to submit to raise a case if he doesn’t leave and what I need to translate before?

I bought a property and served an eviction notice. Can the tenant refuse to leave on time?
Q: I bought my first UAE property in October in Springs for myself and my partner as a family home. The property has a tenant but a 12-month notice had been served to him to leave in February (the notice reason said for renovation). He had told the old owner and the estate agent he would be open to even leaving earlier. As soon as the sale went through, he went silent. I have messaged to ask for access to the house so I can get a building quote for the works for me to renovate once he moves out which he ignored and has ignored any attempt I have had to call him. Yesterday he filed a Rental Dispute claim against me to extend his lease for another year which is really confusing. I cannot afford to pay the mortgage for the property and live elsewhere. I only bought the house knowing a notice had been served and he was leaving so I could move in myself to start my family.

Q: Dear Lawyers, I received a rental apartment eviction notice from Dubai courts, which was sent and signed by a power of attorney. However, the property has two owners. Do both owners need to authorize the POA, and is there a way to check if the POA is actually authorized to send the notice? Is it possible that the POA has authorization from only one owner and was still able to send the notice?

How can I file a complaint against a customer for non-payment and fraud?
Q: Hello, I own a tourism company in the UAE. A customer hired a vehicle with a driver from my company, stating he would pay in cash. He used the car to get picked up from Jumeirah, traveled to Sharjah, and utilized it for a full-day service. When the driver requested payment, the customer said he would pay at the end of the service. However, at the end, he made the driver wait at a location and never showed up. I’ve followed up with him, but he neither pays nor responds to my texts or calls. He has a UAE number. How can I file a complaint against him? Is this considered fraud? The visa should be canceled automatically after six months; how is this done?

Do I have to pay my company after resignation for a training that never happened?
Q: Hi Sir, I would like to ask a question. In my contract, there is an additional addendum stating that I have to pay up to 5000 AED for the training in case I terminate my contract within 1 year. Now the question is, I`m already 6 months in service. Do I have to pay that even though the company did not provide any training for me?
