Can the landlord evict the buyer of a business from the office if he was not informed of the sale?
Q: Hi, My friend purchased a business from someone this year. The seller later wrote to the landlord of the office that she was no longer the owner of the business and that she would not continue to be the tenant. She gave that in writing. After this, a real estate agent mailed my friend that since the business was sold without getting approval from the landlord who wants to sell it, hence, they want to cancel Ejari or vacate upon the expiry of Ejari which is due 40 days from now. So my friend who had no RERA experience gave the real estate agent a letter in the name of the landlord that they would vacate it after Ejari. But now they r not getting the office of their needs immediately and Landlord is not ready to extend even one hour extra. What can he do now in Ejari? There is a clause that rental rights cannot be transferred. Please note that Ejari is in the name of Business and not an individual. 1- Should they ask for legal notice? 2- Can he evict them due to the letter? Please advise how to extend it?

Could the court have transferred the execution amount to an incorrect account?
Q: Good day, It`s driving me nuts, and I can`t sleep. I`m just asking: is there a possibility that the court transferred the execution amount by mistake, or that Al Adheed entered a different IBAN for my case? Will the court notice that the account is under a different name or something? I haven`t been sleeping, and nobody can give me a proper response.

I finished all execution steps. How to prevent the employer from lifting travel ban until paying my dues?
Q: My labor implementation case is currently in progress. Despite taking several steps, such as inquiring about the bank account and blocking the traffic file, my employer has not responded and disregarded the court`s decision. As a result, I requested a travel ban, and the court accepted my request. Now, the employer is actively working to lift the travel ban. He has submitted six requests to the court for its cancellation, arguing that he is a local, the company is an LLC, and he comes from a reputed family. He also stated that the highest court had declared the travel ban to be a violation of human rights and that the non-payment was due to the company’s financial losses, not the manager’s fault. However, the court rejected his request. The employer has now filed a grievance with the Execution Circuit for the Court Head. Could you advise me if there is anything I need to do? Should I just patiently wait to see how the court proceeds with the case against the company manager?2024/12/19

Can a property agency refuse to refund my deposit after I canceled within the 14-day policy?
Q: Hi, I went to see an apartment, and the property agency asked for a 1,000 AED security deposit to block the apartment. They told me I would receive a receipt for the payment. Before giving the money, I asked for a sample contract to review the cancellation terms, and it stated: "Applicable Cancellation Policy: If canceled or modified up to 14 days before the date of arrival, no fee will be charged." After one day, due to a change in plans, I requested a cancellation and demanded my 1,000 AED back, as the cancellation was well within the 14-day period. The agency refused and is not refunding my money. Please advise!

How can I proceed with auctioning my employer's seized vehicles after court authorization?
Q: Hello, My case is under execution. Two months ago, I blocked my employer’s traffic file with the RTA, but he still hasn’t paid me. Using the traffic file number, I found nine vehicles registered in his name on the Dubai Police website. I requested the court to auction these cars, and the court approved, but Emirates Auctions stated that the cars have not yet been seized, valued, or notified. The court then stated: "Postponing the sale procedures until the seizure and announcement of the vehicles are executed." I requested the cars to be seized, and the court authorized it: "Authorization is granted to seize the vehicles as per the request and police report." What should I do now? Also, does “seizure” mean the cars can’t be driven?

Can I refuse to leave the apartment after the eviction notice if the landlord shows no intention to sell?
Q: I am reposting the question as maybe I was not clear the first time. I am a tenant in an apartment in Dubai. I stayed in the apartment for a long time. I received a valid 12-month notice from the landlord to vacate the property because they want to sell it. However, 9 months have passed since and the landlord has shown no intention of selling. I asked them about it and they said they intend to renovate it first before selling it. As I do not want to move out, can I dispute this at the RDC in any way? Meaning, do I have any basis for dispute?+4
