My husband sold the house we bought jointlyand took a cheque plus 1-year instalments from me. What can I do?
Q: Hi, I am a non-Muslim indian expatriate, residing in Dubai since 2015. The first 5 years, I was on a working visa, and after the delivery of my first baby, I left my job and became dependent on my husband. In 2018, we bought a house together where I invested AED 2 hundred thousand from my income (I have proof in the form of a cheque). I also paid AED 3300 monthly installment for 1 year, for a personal loan taken out for the house. But in spite of my resistance, my husband tactfully put the house in his name, so the title deed was in his name. In 2024, when my kids and I were in India for vacation, he cancelled our visas and residency. He also filed for a divorce in India. The divorce is not yet finalised, and we are still married. Since August 2024, he hasn`t let me access my house in Dubai, so I filed a case, which eventually went in my favor in January 2025. Since I used to travel on a visit visa, I left for India and returned in March, to find out that my husband had already sold the house. The new owner is residing there. What can I do now? Help!

Q: Hello, I have multiple cheque execution cases filed against me due to financial strains last year. My trade license and visa will expire next month, along with my Emirates ID. Is it possible for me to renew my license and visa along with EID prior to settling the execution cases? The trade license and visa were issued by the free zone authority. How can I clear my name in Khorfakkan court for a bank case after being cleared by Abu Dhabi court?
Q: The Khorfakkan judge did not clear the case, but the Abu Dhabi court set it as cleared because they found out that the scammer who used my lost Emirates ID to open a bank account and scam other people using my name. They got a picture when this guy opened the bank, so it is clearly not me. But the Khorfakkan court wants me jailed and deported.

What can I do if I got a judgment in absentia for selling medicine without a license?
Q: I got an order of 6 months imprisonment and deportation for a judgment in absentia by the Sharjah court for selling medicine without a license. I was not involved in the case directly; my friend used my car, and he had my bank card. They made a confession that they were working for me and made a false claim that they had transferred money to me. As I am outside the country, I came to the UAE to solve my case. I got detained at the airport, and the CID asked me some questions. I mentioned they didn’t transfer me a single Dihram, so he let me go, as the case was already open for appeal. In the first instance court, they gave me the same verdict, then I appealed and attached documents like bank statements and my company details, which were not mentioned before. They gave a date for the judgment, but it was not issued, and they gave the next date. I have been suffering a lot for the last 3 months here in the UAE and for 6 months back home. So my question is that what will happen next? Will the case be open for retrial, and will the CID be convinced by my logic? Can they drop charges, or now the court decide only?+3

Can the husband put a travel ban on his two minor daughters after divorce?
Q: Husband and wife are expats from Pakistan. The marriage gave 2 minor daughters first one is 3 years age, the second is 1 year age. Now the husband has given a divorce to the wife two shots first in 2024 and second in 2025. If the husband puts a travel ban on minor kids, how long and when can the wife get the removal of the travel ban? If my wife has to travel abroad in an emergency, how can she take her minor children on a long trip? After divorce confirmation by the UAE court and custody awarded to the mother, please advise and clarify in detail.

Can a landlord evict a tenant based on an email, even if the official notice was served afterward?
Q: Hello, Good day! My landlord has sent me an eviction notice, which I received on 14 August 2024. The reasons are: - For personal use or close relatives. - For sale. Now, my landlord is pressuring me to move out at the end of my contract on 30 April 2025. I am aware that the eviction notice must be served 12 months before the eviction date. In this case, the vacating date must be 14 August 2025. For context: last year, three months before my tenancy renewal, my landlord sent me an email informing me that I had to move out on 30 April 2024. I objected, as there was no official 12-month eviction notice served through a notary public or registered mail. Based on this, I renewed my contract at RDC for another year on the same terms. Today, the landlord is telling me that because he informed me of his intention through email more than a year ago, he can now evict me at the end of this contract, on 30 April 2025, and not wait until the legal notice period ends on 14 August 2025. What can I do if my tenant is not providing rent cheques nor responding to renew the tenancy contract?
Q: Hi, I am a landlord and need advice on the following scenario. - The contract with my tenant expired in Sep 2024. Upon requesting the renewal, the tenant mentioned that she is out of the country and will sign the renewal contract and provide the rent checks. In the meantime, she paid the first quarter of rent through a bank transfer. - After 3 months, when the next quarter`s payment was due, she deposited the next quarter`s rent into my bank but did not sign the contract renewal despite my follow-up with her multiple times. At this time, she had returned to Dubai. - Now the next quarter payment is due, however, the tenant is not responding to WhatsApp or answering calls. She is NOT paying rent or renewing the contract. What action can I take since she is not answering my calls or messages? She does not have a valid contract or Ejari, and her rent is delayed by 1 month. All WhatsApp messages are delivered, but she chooses not to respond.+2

Q: My brother had a heart attack two weeks ago, and the ambulance took him to the nearest hospital, where the staff and doctors provided excellent care. Unfortunately, the hospital was not covered by his insurance. After an emergency procedure, they inserted a stent, and he was discharged four days later, with a referral to a hospital that was covered by his insurance. When we arrived at the referred hospital, the doctor wanted to insert additional stents, as mentioned in the discharge documents. However, the hospital applied for insurance approval, and the insurance provider rejected the request. When we contacted the insurance company, they insisted that he travel back home to continue his treatment. However, he is unable to travel due to his condition. Kindly assist with this matter.+1
