Q: Dear Lawyers, A customer deposited cash with the company in order to purchase a vehicle. Now, the customer wishes to transfer the same funds to a leasing company for the purchase of a car. As a result, the car dealer company will sell the car to the car leasing company, which will then deal with the customer. What is the legality of transferring funds to the leasing company on behalf of the customer instead of returning the funds to the customer and having him deposit the funds with the leasing company?

Agreed on rent with previous management; can new management demand increase?
Q: Dear lawyers, I am a tenant in Dubai. My current contract will expire on 24-01-25. The real estate agent gave me the renewal paper on October 15 with a 5% increase in rent, as per the RERA index, which I accepted. However, after a few days, the building management changed, and the new real estate team sent me a new contract on November 12 with more than a 10% rent increase (less than 90 days before the contract expires). When I inquired with them, they told me that they are the new management, and I have to follow their instructions or vacate the flat. Otherwise, they will send an evacuation notice. What can I do?

I gave a brand expensive watch to agent for service and they changed delivery and fees. What can I do?
Q: Dear. I gave a brand and expensive watch to an agent for service. Only `normal service` at the beginning of 2024. They gave me an estimate and completion time and on this basis, I agreed. Later, they changed the price for service and time for completion many times without my agreement, I told them this was not acceptable because I already agreed and given my watch. Until now, my watch is not done and they have not replied to me with an update or anything. I have already reported this to consumer protection in Dubai. They already spoke to them but no use and told me I could try legal action if I wanted. I am confused and cannot believe a famous shop can do this with a business license and take valuables like this. Kindly give me an idea of what I can do. I have all communications in email and sms. Thank you.

Can I use someone else's account to issue a manager's cheque for a property purchase?
Q: Dear Experts, I am currently in the process of buying a property in Dubai. To arrange payment, I need to pay the seller via a manager`s cheque. I am not a UAE resident and am currently in Saudi Arabia. Can I transfer the money to my friend`s bank account in Abu Dhabi and use his account to produce the manager`s cheque in the seller`s name? Can I then present that cheque while completing the transfer by physically attending myself?

My landlord increased my rent more than RERA Index and refused my offer and deposit. What to do?
Q: Good morning, My landlord notified me 90 days before my contract’s end of a 15% rent increase, raising it from AED 55,000 to AED 63,250. However, according to the RERA index, the maximum increase should be 5%. I tried to negotiate, but they refused. On October 15, I made an offer and deposit of AED 57,250 (including the RERA-approved increase). The judge accepted it, but the landlord rejected it, claiming their other 1-bedroom units rent for AED 75,000. My contract expired on October 31, 2024. Recently, the landlord emailed saying I’m now staying illegally and will be charged AED 100 per day for not signing a new contract. Last week, I requested a new contract based on the RERA index, but they responded by refusing my offer and deposit, demanding full payment. My question: Should I be concerned, or should I let them pursue a case? Or just wait and see? Thank you for your assistance.+2

Q: Good day, I have one pending rent payment. Since I lost my job, I haven`t been able to pay my last rent, which will be 15 days overdue on November 15.
