How can I recover my money with a hold on my account due to a remitting bank request?
Q: Hello experts, I have a hold on my bank account even though I have shared all the requested documents with the bank proving that the money belongs to me. However, they keep insisting that the remitting bank requested a recall. Today, I received a notice of account closure from my bank. When I inquired about the amount on hold, I was informed that only the available balance will be issued via a manager`s check. The issue has been ongoing for almost 5 months now. Any advice on how to get my money back, please?

Does my release from the police mean the complainant dropped the case?
Q: Dear Lawyers, I was detained yesterday at Al Barsha Police Station regarding a complaint against me for theft. I was released this afternoon. The police told me I am released, but they didn`t give me any paperwork. My relatives went to the police station, and they were informed that I am "clear" and released. I checked the Dubai app with my case number, and there is no judgment date, session number, or prosecution date. Does this mean the complainant dropped the case and the travel ban is lifted?

Obtaining a copy of the partnership agreement and canceling a blocked partner visa
Q: Good day, I would like to know where I can get a copy of the partnership agreement, as the acting partner/manager has not provided us with one. He has all the access. Additionally, how can I cancel my partner visa? I hold a 49% share, another lady also holds 49%, and the acting partner/manager holds 2%. The trade license expired three years ago, in 2022. I went to Amer, and they said they can’t cancel the card because it is blocked. My grace period already finished on August 18, 2024, and I have incurred fines. I met with a local agent, and she asked for 3000 AED from each of us two partners to cancel the visa. As of now, I only want to cancel my visa and work peacefully for the company. Can a landlord enforce a higher rental increase if the initial notice had a wrong percentage?
Q: Hello, I`d like to ask: What if a landlord mistakenly mentioned the wrong increase percentage when sending the 90-day renewal notice to their tenant? The correct percentage should be higher according to the RERA Rental Index Calculator and the tenant is now refusing to accept this additional increase. Can the landlord still fight for it if the tenant insists on renewing through the DLD instead?

Is it legal to give a 10% deposit cheque to an agent before signing Form F?
Q: Hello, I`m about to buy a property in Dubai on the secondary market and have some questions. The agent sent me a link to the Real Estate Brokerage Contract with the following note: A 10% deposit cheque will be given to our agency under the seller`s name for the XX apartment. It is non-transferable without consent from both parties and will be returned only by judicial order in case of a dispute. Is it legal to hand over a physical deposit cheque to the agent under the owner’s name before signing Form F, with the mentioned note? If I give this cheque before signing Form F, will I get it back if I change my mind? My rights are not protected here if the owner changes his mind before signing Form F. I tried to verify the title deed ownership on the DLD site, but it shows "Records not found." The agent said this happens sometimes because the owner didn`t update their details two years ago when they bought the property, and everything will be validated at the trustee office. Is this correct, or should I insist on updating the details to see validation on the DLD site?2024/08/21
