How can I reach a loan settlement with the bank on relaxed payments instead of one-time payment?
Q: I lost my job during the pandemic and had to leave the UAE. After one and a half years, when I returned to the UAE, the bank`s collection department had filed a case against me. My original loan amount was only 91,000 AED, but with profit, it increased to 134,000 AED. I have been paying regularly, and now I have only 59,000 AED left. I asked the collection department to offer me a reasonable repayment solution, suggesting a settlement of between 20,000 and 25,000 AED. However, they demanded a one-time payment of 50,000 AED, which I cannot afford due to a lack of funds. Now, they are threatening to file another case against me with a travel ban. I would like to know if the collection department can file a case against me and if the judge would help provide a reasonable payment solution. I have repeatedly asked the bank for a more reasonable settlement amount, but they refused and insisted on filing the case.+2

Will the UAE travel ban affect you across all GCC Countries starting from January 2025?
Q: Hello, I`m seeking legal advice on behalf of a friend who has outstanding personal and business loans in the UAE that have been overdue since 2015. He is currently outside the UAE and there are indications that legal action—including a travel ban—might have been taken against him. He has renewed his passport and now holds a new one. I have two main concerns: 1. Travel to Other GCC Countries: - Can he travel to other GCC countries, such as Qatar, without facing arrest at immigration due to his unpaid UAE loans? - I have heard that starting from January 2025, the Immigration Systems will be linked across all GCC Countries. Will that affect him? 2. Re-entry into the UAE: - Is it possible for him to obtain a visa and re-enter the UAE? - If he enters the UAE, would he risk arrest, or is there a legal pathway that would allow him to settle his debts through installments or other means? - Can the existing cases be resolved in a manner that permits legal re-entry? How can we prevent blocking accounts and assets in a cheque execution case against our company?
Q: Greetings!! We have a cheque execution case. The bank applied for execution to block the company account and the vehicles claiming the wrong amount. The court also approved this request and sent it to the central bank to impound the vehicle. We had already paid over 50% of the claimed amount and also requested the balance payment in installments a couple of weeks ago once the claimed amount was amended in the court system. The installment request is yet to be approved, however, they have proceeded with the execution. This is very concerning. How long does it take to block the accounts? What are the repercussions of the block? Kindly please advise if there are any other options available to avoid blocking the accounts and impounding the vehicle. Thank you

What to do if the Offer & Deposit application has been rejected twice by the landlord to increase rent?
Q: Dear Lawyers, I filed 2 Offer & Deposit applications: 1. Notice & Rent Increase: The landlord gave a 90-day notice to an unregistered email that is not listed in the tenancy agreement. My Jan 2025 filing, based on the Dec 2024 RERA Index, showed no rent increase, but the landlord now claims a 5% increase per the updated RERA Calculator this year. 2. Rental Payment: To deposit/transfer rent. Both were rejected due to the landlord’s nonresponse. However, the first installment was transferred via RDC & I provided the receipt. The landlord now demands the remaining payments, a renewed Ejari, & AED 420 admin fee (vs. the usual AED 265). They also threatened with eviction since Ejari expired last month. I’ve offered to provide PDC or deposit the amount. They have asked me to follow up with RDC to ensure the 1st payment is transferred to their account. Since I completed the Offer & Deposit process, I prefer they initiate a preliminary case. Could you please advise on the best course of action at this stage?

I received a termination letter from my company for restructuring. Is this considered arbitrary dismissal?
Q: I received a termination letter from my company on January 31st, 2025, with a one-month notice period, stating my last working day as February 28th, 2025. The reason given for the termination is "considering the current business scenario, the company has considered measures to reorganize the business." Could this be considered arbitrary dismissal? Can I petition for immediate eviction due to tenant violations and refusal to vacate after notice?
Q: Dear Lawyers, I have a question regarding an immediate eviction petition to the Urgent Judge. The tenant did not return the apartment on 26 January 2025, despite a 12-month legal notice that ended on 25 January 2025. The tenant rejected all gas and fire prevention maintenance for 12 months. Al-Fanar Gas submitted a report with the tenant`s signature and refusal after the tenant broke the gas detector. The apartment was sold, and the new owner gave the tenant 90 days` notice. The tenant refused to show the new owner the apartment and ran away, according to building management. The tenant ignored the 12-month legal notice, did not return the apartment, broke the gas detector, and refused gas and fire detection system maintenance. The deal will be voided if the new owner cannot enter the property promptly. Can I petition the Urgent Matters Judge for quick eviction based on the tenant`s violations?

I have a cases and travel ban for loans and credit cards. Can I pay the fine and clear them?
Q: I had 10 loans in 2010 from various banks and credit cards and left the country due to job loss. 2 of those banks no longer exist today, and 3 of the banks have put a case and travel ban on me. Now I spoke to a lawyer and he said they can clear the 3 cases by paying a fine/fees. Will the bank still chase me for the remaining debt after this clearance process? I plan to return to the UAE to work on a new job. What about the remaining 5 banks that have not filed a case for personal loans/credit cards? And what about the 2 banks that closed (for example [----])? Thank you+2

Can the father control the visitation from and to the monther if he won the custody of children?
Q: A judgment has granted sole custody of the minor daughter to the father (Plaintiff) and ruled to prove the plaintiff’s custody of the little girl. This does not prevent the right of the defendant (Mother) to see her, visit her, and have her visit him, as will be stated in the operative part. And since the fees and expenses include attorney fees, the court obliges the defendant to pay them in accordance with the text of Article 133 of the Civil Procedures Law. 1. Does the plaintiff have the right to deny the mother taking the child to her place for an overnight stay and only approve supervised visitation? 2. What must be the frequency and duration of supervised visits and video call facility allowed if the child is 8 years old? 3. Does the plaintiff have the right to deny entry to the home without his consent and request the defendant to pick up and drop up the child in the building reception? 4. Can the seller change the terms after we signed an MOU for the purchase of an apartment?
Q: Hi, After we signed an MOU to purchase an apartment, the landlord added another requirement (not listed in the MOU) that we should allow the current tenants to stay in the apartment until September, when their lease agreement finishes in March. I have two questions: Can I back out of the MOU (the owner has not signed yet) based on this unforeseen condition? If the owner signs the MOU, can I send a letter to evacuate to the tenants as an intended landlord? Thanks
