We are an official channel partner for the Free Zone and have generated several clients and successful business registrations through our efforts. Despite fulfilling our responsibilities as per the agreement, the Free Zone has not released our due commission. It`s been several months now, and we`ve experienced repeated delays, vague justifications, and non-committal responses from their end. It appears they are intentionally using delaying tactics. We are exploring our legal options now and would appreciate guidance on the following: What legal steps can be taken in such a case in the UAE? I bought a property and the seller sent the tenant an eviction notice but he refuses to leave. What to do?
Q: I bought an investment property last year on the condition that the landlord serve the 12-month notice specifically for the purpose of selling the unit and gave the tenant the notice. The landlord sent a court notice of 12 months for selling the property which was sold to me. Plus at the time of renewing the lease with the new landlord (myself) during these 12 months. It was mentioned in the contract that the landlord will not renew. It was also mentioned that the validity of the contract is until the date of court notice. Q: Dear Lawyers, I have a question regarding an immediate eviction petition to the Urgent Judge. The tenant did not return the apartment on 26 January 2025, despite a 12-month legal notice that ended on 25 January 2025. The tenant rejected all gas and fire prevention maintenance for 12 months. Al-Fanar Gas submitted a report with the tenant`s signature and refusal after the tenant broke the gas detector. The apartment was sold, and the new owner gave the tenant 90 days` notice. The tenant refused to show the new owner the apartment and ran away, according to building management. The tenant ignored the 12-month legal notice, did not return the apartment, broke the gas detector, and refused gas and fire detection system maintenance. Q: Hello all, I sent a legal notice to a tenant for non-payment and eviction (nationality: Bangladeshi). The notary sent the notice in Arabic. Now someone has informed me that if I file a case, the tenant may appeal, claiming he didn’t understand the notice because it was in Arabic, which could lead to me losing the case. So I may need to send a new notice in both English and Arabic, despite the tenant subletting the property and giving POA to an Egyptian individual who understands the law well. I went to Tasheel today, and they advised that even if the notice is in Arabic, the tenant will lose the appeal if he doesn`t pay, or even if we lose the appeal, he will still have to pay all due rent. What can I do if the tenant is subletting my property and not paying rent?
Q: The tenant is not paying and subletting nor getting utilities connected in their name. He also changed the door lock after moving in. His security cheques and rental cheques are bouncing & he knows that he will get a. notice so he is prepared for that too. He is part of a tenancy scam where these people pay the first month`s rent as cash then the security deposit post-dated cheque which gets bounced. Can we file a lawsuit directly or do we have to first send a notary notice for vacating and cheque bounce? Can one notice serve both? And can we go to our flat and get details of those staying there?
