Can I claim compensation from my husband for emotional and physical abuse?
Q: Good day everyone. We got married under Sharia Law in Dubai Courts and it is now 3 years with no kids. I have been suffering and enduring physical and verbal abuse throughout the marriage. But I just continued to stay in the hopes that my husband would change. I never thought of divorce because I was blinded by love and the concept of keeping our marriage sacred and with respect. Now, my husband has filed for divorce and his reason is our marriage will not work because of what he did last year (adultery). I felt so blank because I am jobless at the moment and can`t work as I am suffering emotionally and mentally. He will just leave me like this. My last resort is to be compensated for the damages I got, emotionally and physically. For proof, I have WhatsApp messages, a police report of the physical abuse (case closed), and a paper that shows a booking with his name and a woman when he traveled to a different country (to which I found out about the adultery). Please help me.

Q: Hi, After winning the first instance in RDC, I filed for execution against my tenant, who refuses to pay and vacate the property. Upon checking the portal, it showed that the writ notice had been given to the tenant, but there is no scheduled hearing, and the Case Activity is listed as "Case Activated." Will there be any hearing scheduled, and do I need to make additional requests? Also, when will the eviction date be set? Tenant always late with payments, hasn't renewed contract. What to do?
Q: Hello, I have a tenant who is always late with their payment. Their renewal was supposed to be last December 2023. Currently, they have not signed any new contract, provided any new cheques, and have stayed for three months from December until now without paying rent. Additionally, I just discovered that they have sublet the apartment with partitions, which is clearly stated as not allowed in the old contract. How can I get a UAE visa for my mother to the UAE if she has scars on lungs from TB?
Q: Good morning Sir, Actually, I tried to take a partner visa for my mother since I didn’t meet the criteria to sponsor her. Unfortunately, she didn’t pass the medical test and was deemed unfit. We went for a second medical test all tests were negative but she still didn’t pass due to the scars on her lungs and we were forced to cancel her visa with a permanent ban and send her back to India. Since I am the only child and there’s nobody else to look after her coz my father already passed away in August last year. Is there any way possible to bring her back? I have bounced cheques. Will Dubai Police consider this as a criminal offence?
Q: Hello, I have issued 3 cheques in the total amount of AED 46,000 as salaries for my worker and due to insufficient balance, 2 cheques have been bounced. But recently, the same current account has been closed by the bank (Due to multiple cheques bounced). The third cheque he deposited last week and that cheque bounced due to account closing. He is willing to file a police complaint and does not want to settle this amicably. I already obtained a letter from the bank that the bank itself closed the account. My question is will Dubai Police consider this a criminal offense? Any advice to resolve this matter would be appreciated.

Can I claim compensation from the property seller if he fails to provide documents before it expires?
Q: I signed an MOU for buying a property that is already evaluated and the mortgage paperwork was started by the bank. The seller found excuses for health issues to fulfill the signing required liability letter and buyout documents. The MOU will expire on 23/03/2024. I will request the seller to extend the MOU due to being non-collaborative in providing the documents. "Should this agreement be determined for a non-performance or negligence of any terms of this agreement by the seller, or for any reason attributable to the seller, the seller understands and agrees that the buyer has the right to obtain the security deposit amount. The buyer shall not be entitled to take any further recourse against the seller for any compensation of damages/losses that exceed this amount. The seller shall deliver copies of the SPA, floor plan, statement of service charges, and Title Deed. Can I cancel the email agreement on rent before signing the lease contract?
Q: Canceling rental agreement before signing it. By email, I agreed to rent an apartment, no lease or contract has been signed. However, the agent asked for a photo of the cheques for verification purposes only, which I provided. No money or physical cheque has been exchanged. How easily can I back out of the agreement?
