Is it normal for a company to require an initial payment for visa and work permit?
Q: Sir/Madam, I am currently in India and have received an offer letter from a company based in Fujairah, UAE. They have asked me to contact a travel agency for the work permit and visa process. It seems I have to make an initial payment for these processes (the offer letter says it is the company`s official policy), and it will be reimbursed later. Is this normal? Please guide me. Thank you!

The rental agreement and Ejari have expired. Is the tenant occupying illegally?
Q: Dear Sir/Madam, I have just purchased a property with a tenant inside. It turns out that the rental agreement and Ejari expired in March 2024 (2 months ago). Is the tenant, therefore, occupying illegally? What are my options to get the tenant out? Obviously, I don’t want to put anyone out on the street, but ideally, I would like the tenant out in the next 5 months so I can move in myself.

Can the landlord send an eviction notice by email if I refused rent increase?
Q: My rent contract ends on 9/8/2024. I contacted the landlord for renewal and he asked to increase the rent. He didn’t send any notice for an increase before 90 days, so I declined the requested increase. He called and said I should accept the increase or I have to leave. One day later, yesterday, he sent me (email) a notice to evict the apartment for selling, and he wrote he would provide a partial contract until 28 May 2025. Since I asked before in an email to share a copy of his EID, he used the same email subject to share the eviction notice. Can he do that before the contract renewal? He was willing to renew with higher rent and when I refused, he came with an eviction notice. What if pretends to sell it but doesn’t sell (shifts the ownership to wife)? How to check if it`s sold? Can he send the eviction notice through email or should be through registered mail? If emails are accepted, can he send them under another email subject (subject used: a copy of EID or passport)? What should I do next? Thanks

Q: Hello, I would kindly request some information on the process of the Dubai Traffic Prosecution Court. Facts: 1. I am the affected party (Green) as per the police report. There is no dispute from the other driver. No other parties are involved. 2. The police advised to open a file with the Dubai Traffic Prosecution Court to claim financial expenses that occurred as the result of the accident (loss of earnings, medical expenses not covered by insurance, etc). Questions: 1. What is the process of the Dubai Traffic Prosecution Court? Do I need to submit documents prior to the court date and if so how is this done? 2. Can the real estate management increase my rent without notice?
Q: Hi. My contract expired 4 months ago and I am trying to contact my current landlord who was a bank. They were telling me to go to the office and renew it. I visited the office, and they told me we sold this building and the new owner will contact you. I was trying to renew because I need Tawtheq for the bank and other work. After 4 months, the new management company sent me an email in which they increased the rent and also added a service charge of AED 3000 and an admin fee of 500, which was not in my contract. Q: Dear lawyers, I have been divorced mutually in Dubai. The children have been living with me because my ex-wife chose to live with her boyfriend. Q: Dear Sir/Madam, According to Emirati law (361 of the Family Code), any "heela" (legal stratagem) that causes the circumvention of the law can be nullified. Does that pertain to inheritance cases? For example, if a man gives away most of his assets to his wife but does not provide anything for his children, and then he dies, can this be challenged on the basis that the man tried to avert the requirements of the law in distributing his assets fairly?
