Q: Dear Sir/Madam, I have a residence visa and my 4 dependants (spouse and 3 kids) are under my sponsorship. I want to know if I got a new job and had to cancel my old residence visa, then what about my daughters` visas? Would I cancel them prior to my visa cancellation? Or are there any options for holding their visas and transferring to a new visa?

What can I do if the villa I rented is not in a livable condition and the rental cheque bounced?
Q: Hi there. I have taken a villa for rent in Mirdif, Dubai, and the owner handed over the property in an unlivable condition. So I didn`t want to stay in the property and wanted to end the contract. For now, the last rent cheque bounced and I am concerned that the landlord might file a case. I need legal help with the same.

Can the real estate management increase my rent without notice?
Q: Hi. My contract expired 4 months ago and I am trying to contact my current landlord who was a bank. They were telling me to go to the office and renew it. I visited the office, and they told me we sold this building and the new owner will contact you. I was trying to renew because I need Tawtheq for the bank and other work. After 4 months, the new management company sent me an email in which they increased the rent and also added a service charge of AED 3000 and an admin fee of 500, which was not in my contract. This is my 4th year in that office. Please let me know how I can go legal for my rights, also they told me if you will not pay we will go legal.

Q: Dear lawyers, I have been divorced mutually in Dubai. The children have been living with me because my ex-wife chose to live with her boyfriend. Due to financial conditions, she chose a new life with a new man, abandoning the kids and her past. Now, as I legally want custody, she is creating drama, and her current boyfriend is taking advantage. She had a relationship with him before the divorce. I couldn`t file for adultery as I was focused on my career and children. Can I do it now? All evidence is present. The children are residing in Dubai, and she has completely stopped meeting them as her boyfriend controls her. He is married too and has children he has kept abroad.

Q: Dear Sir/Madam, According to Emirati law (361 of the Family Code), any "heela" (legal stratagem) that causes the circumvention of the law can be nullified. Does that pertain to inheritance cases? For example, if a man gives away most of his assets to his wife but does not provide anything for his children, and then he dies, can this be challenged on the basis that the man tried to avert the requirements of the law in distributing his assets fairly? Q: I have an FZ company with my partner. In the MOA, it is written that for the General Assembly Meeting, the partners have to be informed about the date of the meeting through a registered letter to the address registered in the List of Partners. However, my partner asked me (by WhatsApp) not to send the meeting announcement through a registered letter to his address. Is it legal to send it by email instead of a registered letter?

I canceled the Ejari for my tenant after he subleased my apartment. Can I file a case?
Q: I am a landlord. I gave my apartment to a guy who did not pay any rent and used my apartment for subleasing. I got so angry that I canceled the Ejari online on DLD and it got canceled easily. Now I sent an eviction notice to the tenant as the tenant is absconding and granted a broker his POA. So I am planning to file a case in RDC. Will it be accepted or rejected as I canceled the Ejari?
