Can I claim compensation from my husband for emotional and physical abuse?
Q: Good day everyone. We got married under Sharia Law in Dubai Courts and it is now 3 years with no kids. I have been suffering and enduring physical and verbal abuse throughout the marriage. But I just continued to stay in the hopes that my husband would change. I never thought of divorce because I was blinded by love and the concept of keeping our marriage sacred and with respect. Now, my husband has filed for divorce and his reason is our marriage will not work because of what he did last year (adultery). I felt so blank because I am jobless at the moment and can`t work as I am suffering emotionally and mentally. He will just leave me like this. My last resort is to be compensated for the damages I got, emotionally and physically. For proof, I have WhatsApp messages, a police report of the physical abuse (case closed), and a paper that shows a booking with his name and a woman when he traveled to a different country (to which I found out about the adultery). How to implement the divorce judgment and claim alimony and custody?
Q: First instance divorce judgment has been provided based on Article 7 of Federal Law 41 of 2022 and based on Article 133 of the Civil Procedures Code - the defendant was requested to pay expenses and fees. Later, I received a notification to apply for implementation of the ruling and execution proceedings! What action is required from the plaintiff? Under Article 133 of the civil procedure code, can compensation for damage be claimed? And what type of evidence must be submitted? Within how many days must the implementation of the ruling and execution proceedings be raised by the plaintiff to the court? What are the rights, roles, and responsibilities of husband and wife regarding child custody and child support based on the above judgment?

Tenant always late with payments, hasn't renewed contract. What to do?
Q: Hello, I have a tenant who is always late with their payment. Their renewal was supposed to be last December 2023. Currently, they have not signed any new contract, provided any new cheques, and have stayed for three months from December until now without paying rent. Additionally, I just discovered that they have sublet the apartment with partitions, which is clearly stated as not allowed in the old contract. Can I rent a unit if there was a tenancy contract that expired but is not canceled yet?
Q: Dangling Ejari, a red flag? I am interested in renting a unit, but after investigation, it turns out the current Ejari is expired but not canceled. If my understanding is correct, a tenant can not register Ejari if the previous one is not canceled, putting the new tenant in a sort of limbo. Is that correct?
