Q: Hello, I`m a 23-year-old Emirati woman who wants to leave the country. I have several questions, regarding leaving the country. If I leave without my parents` approval, will there be any issues at the airport particularly with the border control? If my family files a missing report, will my passport become invalid while I`m abroad, or will I face arrest upon my return? Also, if I marry someone from abroad, will obtaining documents like a single status certificate or marrying someone legally here be affected without support from my parents? What can I do if the developer canceled my unit and did not refund my deposit?
Q: Hi, I paid a 24% deposit and 4% DLD and my SPA was voided the next day after I signed the SPA. After many emails and telephone calls to the developer, I was told that due to some issues with the booking, they could not proceed with the unit I booked. They were offering an alternative unit about 20 floors lower or a bigger unit at a higher price. Both alternatives were not acceptable. The developer then said that they would cancel and refund the money. I was waiting for their email to confirm this and was wondering what I could do if the developer did not return all the money. How to respond when company account funds are seized without notice?
Q: Good afternoon, Respected Lawyers! I live in Ajman. I am facing a situation where I suddenly received a message in my LLC company account SMS stating that a certain amount has been debited and seized by court. The debited amount is too high and the company account had very little cash so it`s showing in minus. Without any calls from the court for a case hearing or judgment, I found this execution message straight away in my bank account SMS. Today, I found the very same message & same amount debited from my personal account too. How is it that the same amount will be taken twice, I have an LLC company and I even own property that is under mortgage. Still trying to get all the details from the court regarding the case that led to this execution. Can this be appealed and come to a better conclusion? I was detained by Dubai Police for a false case raised by a company against me. Can I get a PCC?
Q: I was detained by the Dubai Police for a false case against me by a company before 7 years and later the case was withdrawn by the company as they realized it was a false case. Will it reflect in my criminal record? I have applied for a clear criminal certificate for a new job. If I get that in my record I will not be getting the job. How to solve this?

Q: Hello, I need your help with advice. I own a property and recently signed a contract with a new tenant who is supposed to move by March 1st. But I haven’t received the deposit or first payment and when I asked about the payment, he said that he is out of the country till mid of March and will check how to sort this issue. Will the contract be void if he didn’t pay the deposit yet? Once I signed it, I had to go through the rental dispute center against him even though our contract hadn’t even started yet. How to cancel the MoU to buy an apartment with the broker if the bank did not approve the loan?
Q: Hi, I have a situation where I signed an MoU and gave my security deposit to the seller`s agent. However later, the bank valuation of the property is lower than the selling price. On my MoU, it has a clause that “the buyer has a right to cancel/negotiate if the bank valuation is not the same as MoU.” I tried to negotiate, however, we didn`t agree on the price so I asked to cancel. Now the agent is threatening me that they will not cancel the MoU and that will deposit my cheque. Later I also came to know that the person I am dealing with is not the same person whose name is mentioned as a broker in the MoU. The agent I am dealing with is constantly messaging me with threats. I decided not to speak to him and instead, I wrote an email to the broker whose name is mentioned on the MoU but received no response. I am on a very tight timeline as I need to vacate my apartment in 3 weeks, I found another unit but I don`t know if I can pursue this while the initial MoU still not canceled.
