He left the property without maintenance - whitewashing, cleaning, pest control, etc. I failed to prove the condition of the house as it was not done by any legal authority. I don`t have the tenant`s signatures on the picture I took. I need to return the deposit money. As per the Tenancy contract, he agreed to do the maintenance. Compensation based on the RERA index (loss of income from leasing an apartment), or - 2. Compensation based on actual rent you paid while waiting for your apartment to be handed over? Can I evict my tenant in one year to change the tiles in the whole house?
Q: Dear Sir/Madam, Can I ask my tenant to vacate the premises in one year starting immediately to change the tiles in the whole house? The property has been rented since 2017 and needs a facelift. The current contract ends in February 2024, and we are looking to send a notice of rental increase before 90 days. However, we are sure that we want to make some changes around the house. These are not structural changes, but much-needed changes. What is the process and eligibility? Also, if RERA agrees, should we then renew the contract for 9 months, since the one-year notice would end in 9 months from February 2024?

How to enforce an execution file for alimony and maintenance if my ex-husband offers settlement?
Q: Hello. The question is about my execution file in the Court of Personal Status in Dubai. In 2013, a judgment was made for the father to pay AED 2K monthly for Nafaqa (alimony) and AED 40K annually for house rent. However, the father consistently delayed payments, despite having a monthly income of AED 30K. I attempted to settle the matter through court procedures in 2015 and 2017, but the father didn`t follow through. By 2021, the outstanding amount was AED 145K, leading me to request an arrest warrant. The father claims he`s not working, but I am aware he`s involved in a construction business with his brother to avoid court responsibilities. He has no property or financial resources to block. In 2023, the outstanding amount increased to AED 206K. The father hired a lawyer to remove the arrest warrant, and now they seek a settlement. The court admin insists I attend the settlement meeting. If I am applying for an inheritance, does the minor need to have a share in all the properties and vehicles, or can she be given a particular property? The tenant filed an appeal, but it was rejected by the higher court. UAE bank loan: Can an agency in my home country take action there?
Q: Hi, I took a loan from a bank in the UAE in 2014 for an amount of 22,000 AED, but I have to pay 33,000 AED. I paid almost 23,000 AED to the bank, but I lost my job in 2016 and was unable to pay the remaining loan amount. The bank filed a police case against me, which I cleared by paying a fine of around 2,200 AED. Since then, the bank has not contacted me in the last 4-5 years, even though I have told them that I already cleared the police case and do not have the money to pay the remaining loan amount. Yesterday, I received a call from my home country, Pakistan, and someone told me that I must pay the bank loan at any cost in the UAE, otherwise, I will face serious consequences. My question is, since I am still in the UAE, can any agency or department from my country call me or force me to pay the amount? Can they take any action against me?
