What can I do if the tenant is subletting my property and not paying rent?

Q: The tenant is not paying and subletting nor getting utilities connected in their name. He also changed the door lock after moving in. His security cheques and rental cheques are bouncing & he knows that he will get a. notice so he is prepared for that too. He is part of a tenancy scam where these people pay the first month`s rent as cash then the security deposit post-dated cheque which gets bounced. Can we file a lawsuit directly or do we have to first send a notary notice for vacating and cheque bounce? Can one notice serve both? And can we go to our flat and get details of those staying there? Please advise. They also changed locks and only last month Ejari was signed.

A tenant does not pay rent and sublets the property. How can I evict him?

Q: Greetings, I have a tenant who has not paid his rent for over 1 year. He promises to pay but nothing happens and his checks bounce every time. I have also received warnings from building management that he is subletting the apartment without my knowledge or approval. He has promised to move out, but he hasn`t done that either. What can I do the fastest to get him out of the premises? I live in Sweden so I have a property manager but he has also stopped answering my messages and phone calls since 2 months ago. Q: Dear Sir/Madam, I lived in a building where the real estate management person was rude and unhelpful. I faced issues like cockroach infestation, AC problems, seepage, and more, which I have evidence of through pictures and videos. Signing an agreement to confirm investment until the company license is issued

Q: Dear Sir/Madam, I`m in the process of setting up a company, and I have an investor who will fund it. Until the company is officially formed, can I sign an agreement between myself and him as individuals to confirm his investment? This agreement would later be replaced (rendered void) by another one between the company and the investor once the license is issued. How to handle delays in interest payments from an investment company?

Q: Dear Sir/Madam, An investment company in Dubai has consistently been late with almost every payment of interest due every six months. They do not acknowledge that the payment is late, even though the certificate states that it will be paid on 10 May and 10 Nov each year from 2020 to 2025. The longest delay so far has been 26 days, with only one payment being 2 days early. They do not answer my calls or messages. The payment due on 10 Nov this year is still awaited as of 26 Nov. What can I do?

What can I do with the property seller who failed to do the transfer as per the MOU?

Q: Hello, I signed a contract Form F with the seller through an agent on 1st Aug 2023. He was supposed to finish the transfer on 16th October but he did not do the transfer. The property was 90% completed at the time of making the contract and he assured us that in one month he would finish the property. I sent him the legal notice on 16th Oct 2023 which is the last date of the MOU. After the date of expiry of the contract, he is demanding more money. We agreed verbally on the new price but still, he avoids making a new MOU. He puts all the clauses in his favor removing the main clause that if he backs out, there will be no penalty.

A company is sold without the consent of a partner. What to do?

Q: Dear Sir/Madam, We purchased an LLC company in 2018 for 300,000 dirhams. We invested an additional 200,000 dirhams, and I granted full executive power to the Managing Director in the memorandum of understanding, including the authority to buy, sell, and manage the company. However, the Managing Director recently sold the shop to another company without my knowledge or consent. We are four partners: the local partner holds a 51% stake with an 85,000 dirham investment, the Managing Director holds a 17% stake with an 80,000 dirham investment, the third partner holds a 16% stake with an 80,000 dirham investment, and I hold the remaining 16% stake with an 80,000 dirham investment. The problem is that the partners are now claiming that the company is losing money and cannot afford to pay rent or renew its license. However, I managed the shop until 2023 and calculated the profits every month. I received my share of the profits, and the other partners also received their share. However, when I went on vacation, they started claiming that the company was making losses and stopped paying me my share of the profits. I know that they sold the shop and received 120,000 dirhams, but they are still lying to me and refusing to pay me my share. I have requested the account statements for the past 11 months, but they have refused to provide them to me. Please advise me on my legal options!
